Hi, my name is Joakim Möller and I will present what Team Boreda made in 24 hours during
the competition Codemocracy this past weekend. During the competition we were given a number
of open API's presentend and the task was to produce a web service as good as possible during
these 24 hours. Since we're working with transparency and financial analysis of housing
cooperations for co-op apartment buyers at Boreda we thought it would be fun to
combine this knowledge with any of these API's. When searching for a home today through
for example Hemnet or Bovision you have the possibility to search within an area or
a price range or use services as Booli where you can find apartments on a map, or the
lately published Hydda service which added the concept of mortgage calculation where you
given purchase power can retrieve co-ops on the market. Inspiration was also aquired from
services as Mapumental and Mapnificient where you given a workplace and commuting distance
can retrieve areas of interest. We wanted to do something similar with
the public API which Västtrafik provides for their travel planner and combine that
with the mortgage calculations where you backwards discover the available co-ops
given your financial situation. If we adjust the amount of money we can input
in the purchase, let's say 400 000 SEK, and the total amount we will spend each month
for our living, where the montly cost is the cost of interest for the loan which
excess these 400 000 SEK and the member fee for the right of usage of the co-op.
When finding co-ops the map will show which apartments that are available
right now for a total monthly cost of 5 000 kr. By zooming into the Gothenburg area
and drag the sliders we see that the number of possible co-ops decrease or increase given
this monthly cost. Let's combine this with information about the location of our workplace.
Let's say that we can allow 5 000 SEK per month and that we have 300 000 SEK
as owner's equity. Then we add a workplace, in this case the offices of Boreda
at Drakegatan in Gothenburg, and zoom out. We find that the available co-ops at the moment
will be adjusted on the site. By lowering this commuting distance we'll discover that
the number of co-ops available to buy right now within this range will lower. Let's
say that we have another person in our household that works in Mölndal area and we add
another commuter, in this case to Astra Zeneca, and zoom out again to find where
there are matching co-ops for both of our commuting interests
and these are the available options. If we select one of these groups we'll see
that the average price is roughly a million SEK in this area. We
can zoom and look closer at one object, we find that there's a co-op in
Kallebäck at Ostgatan 12. By opening the description from the real estate agent we can read
further about the co-op, or we can go back to enter the homepage of Boreda where
we will find financial information and statistics about the housing cooperative.
