We went through, our MPB team
went through and we took a look
at the projects that we're recognized for,
and chose the one that we felt
that best fit the spirit of the program,
and that was our Colvin Avenue project.
Colvin Avenue is a two story, 12 unit building
with a steam boiler-- central steam boiler.
It was very interesting to see a lot
of the different things on the exterior
of the building that would lead us into the basement,
and up through the different floors
of the building.
This is just a little bit of the metrics
of the building itself, what was predicted
for savings, and the percent savings
that was actually realized.
And although we missed our mark on the gas,
it's still interesting how we got there,
and the amount of work that was put into it.
This is a list of the different measures
that went into it.
As you can see it's pretty comprehensive.
Everything from building envelope measures
to electric.
The electric savings that were put into the building
were basically CFL relamp for the tenants.
T12s with occupancy sensors in the basement.
Nothing too spectacular.
Our basic, what I would say,
coin is our basic package for buildings of this type.
The natural gas savings was more in depth.
We had done air sealing, and insulation,
put some new windows in, and new doors.
We put in a new boiler that actually had controls
on it already.
And then we put in some TRVs on the radiators.
On the domestic hot water side, low-flow devices.
So, we're going to focus on the building envelope,
and a little bit on the heating.
When we got into the building, and we started off
in the basement, there was a lot of connections
from the exterior of the building
to the interior of the building.
Unfortunately, for the building itself,
a lot of these connections go straight up,
and through to the attic.
These are the types of things that were actually done
in the building.
When we get into the heating plant,
we have an oversized boiler, we have the future new boiler
without its jacket on.
Steam distribution problems.
You can actually see what's happening
in the building here with the steam leaks
on numerous occasions.
You gotta love the chrome.
We actually wondered if this was hot or cold
at one point,
but they had manual controls on the radiators.
Our new boiler, and I should say
the properly sized boiler, and the controls
that we had actually added to the TRVs--
added those to the radiators.
When we initially went into the building,
we obviously did some health and safety checks,
and wound up with a lot of gas leaks
which more than likely contributed
to the savings that we had.
This was the type of thing that we actually had
to have fixed immediately, obviously,
and that's Colvin Avenue.
