In this short video I introduce the Central America House Price Snapshot and explain its
important to international real estate buyers and seller.\
\ Whether you're moving down the street or considering
purchasing property in a foreign country, it's your market knowledge that will help
you succeed. If you have a good handle on what the market is doing you can decide whether
now is a good time to buy or sell real estate, and for what price. \
\ It's the kind of information that can make
the difference between a good investment decision and a great one.\
\ The problem for investors researching opportunities
in Central America is the lack of consistent and reliable data about the market. Unlike
more mature property markets like the US or the UK for example, investors can't draw on
official data sets served up by national instates, registries or the central bank.\
\ This makes it harder for buyers and sellers
to move forward with confidence.\ \
It's against this background that Reveal Real Estate and Global Property Guide are launching
the Central American House Price Snapshot. The study provides a snapshot of the sales
price of similar homes across 12 international real estate markets in Belize, Nicaragua,
Costa Rica and Panama.\ \
The study relies on input from members of a special Benchmarking Group comprised of
recognized real estate experts in Central America - people with in-depth knowledge of
their local market. The study aims to shine a light on house prices in locations that
receive a high level of interest from international real estate investors. As it provides a snapshot
analysis of house prices it is to be used as a guide, not a definitive price source.

Benchmarking Group members are asked to report the sales price of a \'93typical house\'94
in the last year for their specific area. \
\ The \'93typical house\'94 is defined as a
single family home, that's approximately 2,200 square feet in size with 3 bedrooms on a lot
no greater than \'be of an acre. \ \
The typical house is located in a neighborhood where international real estate investors
are purchasing. And Benchmarking Group members were asked to focus on middle market neighborhoods.
So not the most expensive or the the cheapest locations where investors are buying.\
\ The goal is to help improve the transparency
of the real estate market in Central America and provide a useful dataset for buyers, sellers
and everyone involved in the real estate sector int the region.\
