This is actually a really nice room,
but I love playing video games,
and it would be nice to have also my gaming console.
It'll be kind of like as if I'm in college --
away from my parents in my own little room,
living my life.

KARINA: The kids are really active
in sports, social life, and that sort of a thing.
We're running around all the time.
We've got a lot on the go.

so lots of decisions to be made.
We basically have to move out of our current place
at the same time as we'll be opening the doors here.

That would be nice.
As you can see, we're renovating here.
We love to do it. We've done it several times.
But this time, the kids would kill us.
We've promised the kids -- No more renovations.
We're expecting a move-in-ready home
where we just need to show up.
I think we'd like a modern home with open space.

Location is still number one.
Separate space for the kids.
And we like to entertain outside.
I like garden parties.
I think that Samuel --
he'd like to have his own sort of mini man cave.
And Alicia would love to design her own room.
They don't really want to hang out with us
as much as they used to.
So, our budget for this is $750,000.
That'll be our max.
No pressure, but we have very high expectations.
So, their lease is almost up,
and by the looks of it, so is their patience.
Not an ideal dream living situation right now.
They have moved so many times,

and turn it into something that is exactly what you're looking for.

It's something that we believe in.

But by the same token, we've done this so many times
that we just promised the kids
that we wouldn't do it again this time.
Well, I have a way with kids.
I think I can probably convince them.
I feel like Alicia, too, would like to design her own space.
So I'll get her involved and show her how fun it would be.
That would be a tough sell.

DREW: Well, it took a little convincing,
but now I think Alicia and Samuel are on board.
The problem is now Jonathan's distracted.

DREW: With the kids on board,
the hunt for a perfect forever home can begin.
Well, this house was built in 1947, mid-century modern.
Ooh. Okay.
That's different.
There's not really much character.
Sort of sterile-looking.
Oh, no, this is not gonna be for us.

JONATHAN: I love this wood wall over here.
Not so big a fan of the stone underneath.
KARINA: This looks like a cave.
With this house, they started with a cave,
and then they built a house all around it.
The carpet is -- Ugh.
It just suffocates the whole thing.

Look at that hardwood.
It's all original, and it goes all the way through.
That's a lot better.
I know Stephane and Karina are really worried
about putting their kids through another move, another renovation,
but this place could be ideal for them.
It has almost 2,500 square feet,
four bedrooms, three bathrooms, and a huge backyard.
The kids have a nice big area to play,
and it's all treed, so nice and private.
So gorgeous.
Let's continue to focus on the positives of the yard,
because you'll need that to get you through the kitchen.

That's a nightmare kitchen. That's not a dream kitchen.
It's small and dark. It's completely claustrophobic.
A lot would have to happen in here
so that it would be your dream kitchen.
Not only would the wallpaper go, this entire wall would.
It would be open right through with a pass-through.
And then you'd have all that light
from the front windows pouring through.
This kitchen needs a ton of work,
but so does the laundry room.
There are a few surprises here. Check this out.

Or submarine.
STEPHANE: Yeah, it looks like a World War II submarine.
This is how we heat your house.
This is a radiant-heat system.
All of the radiant heat is going up into the ceiling.
So this is a different twist of how to do it.
It looks like a leak waiting to happen.
We need to change the heating system in the ceiling.
That seems like a disaster waiting to happen.
DREW: This house has four bedrooms, three bathrooms.
You can see all the rooms are huge.
JONATHAN: It's a little bright.
STEPHANE: Look at that diner!
Yeah, it looks like a '50s diner.

This is what I think would be great for Alicia.
This house actually has two master bedrooms.

This is a pretty big room,
whether you want to have this as your space
or it could be used as Samuel's.

I didn't major in math, but it doesn't seem like
there's enough money left over to do what we're talking about.
They were well overpriced for this property.

I'm pretty sure we can get them down a fair bit more
to give Jonathan enough money for the renovation.
I can see why you showed it to us.
There is some potential.
But we've got a few factors working against us.
This house here has 3,000 square feet and a basement.
It still needs a bit of work.
I'm not crazy at all about the split-level thing.
This house is quite cute -- a little smaller, but I like it.
I like the gables up there.

This house could definitely work for the whole family.
DREW: You do have a small entryway.
I don't think you need to have these closet doors.

but it is quite narrow.
One of the things that's the biggest problem for me
is this is a mechanical room right here.
So you can see inside --
You've got your hot-water tank, you've got your furnace here.
I would want to relocate this
over to where the laundry room is,
close in that laundry room so that it's separate,
and then this would all be kitchen.
We'd have the cabinets come all the way along to past here.
We don't know when we start opening walls
and moving that equipment somewhere what's gonna happen.
DREW: Let's go look at the kids' wing.
STEPHANE: Okay.
To the left is Samuel's room.

That's cool -- that window bench.
Alicia will love her room.
Oh, yeah, Alicia would love this space.

This house is on the market for $590,000.
It seems a little steep for this area.
It looks a little high for the neighborhood.
If it's of any comfort, I can guarantee you
we can turn this into your dream home.
You would love this place,
and we won't go over your max budget.
At this point, why don't we actually
put Jonathan to work with some designs?

and try to find out if it's gonna work out.
I think that mechanical room is going to be the wild card.
It's really what'll make the biggest difference
in transforming the space, but at what cost?

I'll knock down the walls that separate the kitchen
from the living and dining areas,
creating an open-concept great room.
The kitchen will have a breakfast bar,
high-end appliances, dark lower cabinets,
and white uppers with light quartz counters.

I know you're not the only ones making the decisions,
so I actually would love to move to the kids' rooms.
I want to make sure that they're impressed.
So we're gonna give them each their own bathrooms,
but let's look at the bedrooms.
For Alicia's room, I'll take out that dated wall-to-wall carpet
and refinish the original hardwood.
She'll have a cushioned headboard,
two feature walls with graphic wallpaper,
and an area for arts and crafts.

In Samuel's room,
I'm gonna refinish the existing hardwood floors
and create a built-in seating area under the corner window.

and a custom wardrobe along one wall.

For Alicia, I'll continue with custom bench seating
under the window.
Her bed will have an upholstered headboard,
and she'll have a computer desk for her homework.
I'll add a custom wardrobe for all her fashion needs

We got a lot accomplished today, and that's good,
but I still have a lot of demo to do,
and I still have a lot of questions.
I don't know if this radiant-heating system
in the ceiling is gonna be adequate.
So I've called on my plumber to assess what's going on.
Judging by the look of it,
it's been here since the house was built,
so I'm surprised it's running.
Still running.
It confirmed a little bit our fears
about the hot-water system.
You're gonna start finding one leak after another.
JONATHAN: The way they've built this,
it's all sealed inside the ceiling,
so if one of the lines does fail,
it's gonna start raining down on you.
The only way to fix one of the lines
is probably to break it all up.
Yeah, and making a big hole, not a small hole.
We were hoping that we could keep it for a good long while
before we had to do something about it,
but now it looks like we need to consider some additional cost.
The sellers said the system works fine, but, um...
Just for how long?
Yeah, it's not an easy decision to make.
Definitely today was a little more bad news --
worse news than we expected.
JONATHAN: My crew is making progress with the open concept.
Removing the walls that separated the kitchen
allows me to create a great room
combining living, dining, and food-prep areas.
We're adding a beam for structural support.
In the meantime, I've been investigating options
to replace the original heating system in the ceiling.
There are so many pros and cons
to every different type of heating system.
If they decide to go with a forced-air system,
they're gonna get the air movement, which is great,
but they're not gonna get the warm floors,
and they're also gonna have to deal with bulkheads everywhere.
One way to avoid bulkheads
is just to go with in-floor heating.
Okay.
Some big decisions to make here today.
Whoa! What's that?
We've had quite a bit of work done
since the last time you popped in.
Okay.
Probably the most notable
is the fact that we have the beam in here
so we could open up this pass-through.
Well, the bulkhead was a little surprising.
A bit of a surprise.
Not really what we were expecting.
The engineer told us that there was gonna be so much extra cost
if we tucked that beam up inside the ceiling,
and we needed to save as much money as we can
because we do have a big problem with the heating system.
And I know how much you don't like having bulkheads
or anything that's obstructing that clean view.
We could do a forced-air system.
We would probably have to accommodate some of those
for the ducting.
The other option is to do an electric in-floor-heat system.
But the biggest downfall is, if you take a peek over here...
Those are your beautiful hardwood floors
that you have underneath right now
running through most of the main floor.
We would lose all of those. They'd have to be ripped out.
KARINA: No, we don't want to have ducts.
Baseboard heating is not my favorite, either.
But the floors!
Of course we had to put it somewhere.
We bury this underneath the tile
or underneath the hardwood that we install.
This system would cost us about $15,000 to $20,000.
Ouch.
And in addition, the hardwood floors.
I mean, this looks like a great option for the heating,

I mean, we knew we were gonna have to make that decision

that there is some urgency here.
We need to have a decision made right away,
so I'm hoping that I'll hear from them by the end of the day.
In the meantime, I have a meeting with a co-designer
to work on another area of the house.

Something really modern and put, like, a little jewel.

JONATHAN: Stephane and Karina have opted to lose the original floors
so they can have in-floor heating.
These low-profile mats are the perfect solution for them
since they can be installed under the new hardwood
and keep their toes toasty-warm in the cold weather.
There's an "Exit" sign that needs to be put up here.
These two are no strangers to renovations.
While I've been working away at their house,
they've been working on the reno
at their new frozen-yogurt business.
KARINA: Our expectations are really high.
We're pretty precise with what we like.
Most of the time, we know what we want.
We know what we want, so we may be a bit of a challenge.
And now they want to challenge my kitchen design.
We see an opportunity
for, perhaps, not closing it in with the peninsula,
but working more with an open island.
So instead of having a peninsula here,
you want to have an island -- Oh, a central one.
We did a rough sketch of it, and we believe it'll work.
I know you're gonna have to put your stamp of approval.
But now that this is all open here.
So, this is basically a nice way of saying,
"All that work that you did is crap."
[ Laughter ]
"Here's what we're gonna do."
I think he was really surprised, hopefully not offended.
They want to redo most of the design
and now have an island instead of a peninsula
that stretches right into the dining room.
This is a lot to throw on me at this stage of construction.
10 foot.
10 foot.
So that would basically max us.
That would be a long island. We'd call it "Long Island."
[ Laughs ]
On the outside, yeah, I'm still smiling,
and I'll make it happen, but on the inside, sad Jonathan.
What if we then create this island that continues
and becomes the dining-room table?
Then it could be, like, 20 feet long.
No, it's not an option.
[ Laughter ]
I don't know, really,
how Jonathan feels about our new design.
I hope he likes it.
I'm pretty confident now --
with everything that has happened with the flooring,
the heating system, switching this up --
I think it's safe to say that we're over budget.
Not only over budget,
but now I have some serious concerns about timeline.
We're almost two weeks into the demo,
and the place still looks like a disaster zone.
We're ripping out all the old water lines
from the radiant-heat system in the ceiling,
and I'm getting rid of that network of pipes
that's in the utility room.
We're upgrading the panel,
and we're also upgrading the service to 200 amps.
So I'm getting rid of the old 100-amp line.
In Samuel's room,
we're resurfacing the stone fireplace
for a more modern look.
I'm excited to show him
all the progress we've made in his bedroom.

Took the walls off and put it in a pile in the middle.

What was important for you to see there?

I definitely will do something
that's a little bit more contemporary.

or something like that.
Either a really awesome gaming chair
with, like, speakers and vibrations and everything.
How much does that cost?
It can cost several hundreds to thousands of dollars.
Okay, that's probably not in the budget to do the high end,
but we may be able to find something
maybe in the middle or the low end there.
Do you want to take a look in your nearly finished bathroom?
SAMUEL: Ee -- Yurr...
Look at the size of this here. It's gonna be great.
You've got the plumbing up here so you can have the rain head.
We've got everything going in. It's all brand-new.
Obviously, it's not nearly finished.
I was just joking.
But it's gonna be all new once it is done.
I expect him to do an amazing job,
or else I'm not gonna be happy with my parents' decision.
JONATHAN: Ouch. That hurts.
But the plumbing in both bathrooms is almost complete,
and the main-floor lighting is now upgraded.
Go easy on me,
because there's so much work that has to be done.
KARINA: Oh, my gosh!
I thought that was gonna be a kitchen.
Did anybody work there recently?
It was so much work to drop this ceiling down.
We had to get rid of all those pipes and all the ceiling.
But we have the new recessed lights in.
And as you can tell, all new electrical, all new plumbing.
But I will tell you guys something
that you're not gonna want to hear.
We're not gonna finish on time.
It's probably gonna take us two weeks longer.
STEPHANE: [ Laughs ]
I'll tell you why -- Right over here.
These two reconfigured it.
Mom and Dad -- they wanted this big, long island in here.
So you can see this and all the cabinets around.
STEPHANE: Give us some credit, as well.
We know this is for the best.
As long as it's a house that we stay in for longer.
Yeah, like, I don't want to have a perfect house
and then stay here for a few months
and, oh, move on to the next one.
I want to be able to enjoy this house.
It's just, we had to rework the whole plan.
Now we had to change the heating system.
This is all stuff that wasn't part
of the original scope of work.
But if you look over here, you can see
we've already done the scratch-coat fireplace.
Then we'll put the new tile on. It'll look great.
Wow. Awesome. That's really nice.
JONATHAN: You're not impressed?

It's not easy to get kids excited
about the nuts and bolts of a renovation,
but I think I found the perfect way to get Alicia back on board.
I'm taking her to a designer-fabric shop
to pick out colors for her room.
I know you brought some inspiration pieces,
so show me what you got.
I have this pink, kind of.
How did you get Drew's sandals? [ Chuckles ]
These are the most random color samples, but I like it.

and white quartz counters.

but I think they're gonna beat me to the punch.

and I think now you have a true contemporary kitchen
with perfect functionality for a busy family.

and that's thanks to Mom and Dad.
The first thing they said to us was,
"The most important thing for us is that our kids are happy."
Well, it means a lot.
I mean, I grew up in a big family of seven kids,
and we had one bathroom for everybody, you know?
So to be able to provide that for our kids,
I think for us, it's...
They've followed us to the ends of the Earth and back, literally,
so they deserve to have a home
to have their friends over and have some fun.

This family was so excited to get into their new home,
and it's been a lifetime of moves for Alicia and Samuel.
But now the whole family can relax for a long time
because this was their final move.
They got their house under list price, and it wasn't long
before the designs were challenged and changed.
Jonathan had a lot to juggle dealing with everyone's requests,
but when all the construction was completed,
the tallies were done, and the timeline extended,
this family agreed it was well worth the wait.
