So how to get a free title search

there's two ways as a consumer you can get a free
title search on real estate the first is to get an electronic snapshot which
really isn't a complete title search just a basic overview
up what the property records might be but if you really don't need a hundred
percent
of the lien information and maybe not completely up to date
that's a way maybe to get that the second way is to perform the title research
yourself official legal title records
are kept only in hard copy paper format at the various courthouses
so here's what you do here’s how you do it there are four maybe five locations
which may have the title records for a piece of property
we normally calculate about 10 to 12 man-hours of research for every title
search we do so it's about
two and a half hours for each location you can't miss any these 4 or 5 locations
because
a lien could potentially be in any one of them
so you go to each location you pull the records for that property
and remember the records are saved by name not by address you have to look for the
property owners name and you view the document
in the Deed Book you pull the book off the shelf you look at the
the document whether it’s a lien a mortgage a release
or even an easement you read through it make sure you get the information you
can write down the information
it is free to view these documents you can make copies but then they charge for
the copies
you can view them in the books for free start with the assessors record
then go to civil court then go to probate court then go to secretary state
last go to the
document recorder or deed recorder's office make sure you go to each one
again there may be liens in any one of them
but if you have 10 to 12 man hour to put into it all the documents are free you
may have to pay for parking at a couple places
but you'll probably end up with title report that is eighty or ninety percent
accurate just like
a professional title examiner may be able to do the same process we use if
