NARRATOR: In northern California, there's a new gold rush.
I'm going to battle every single day.
NARRATOR: Millions made and lost buying houses at auctions.
Sold $475,000.
Right on.
Well, think about it.
Huge risk.
You're going to spend half a million bucks
and you haven't even gotten to see what's inside?
I mean, it's crazy. It's stupid.
Once you buy it, you open the door, and you see what's there.
MAN: The inside of the house is thrashed.
WOMAN: This is a total redo.
MICHAEL: You build it out like you're going to live there.
That's why they sell.
With money on the line
and renovations costing more and more...
VINNY: We take a diamond in the rough and make it shine, baby.
MAN: We definitely have champagne taste on a beer budget, right?
WOMAN: You're going to pick it up,
you're going to put lots of love into it.
Somebody's going to come by, see it,
and they're going to want to move their family in there.
Ah.
NARRATOR: Who will come out ahead
in the ultimate house war?
I have to buy something every day.
Otherwise, I'm not going to get paid.
Every week, we spend about $1 million.
We're like ninjas in real estate.
[ Laughs ]
DOM: Krista's my work wife.
We talk more to each other than anybody else.
Greg is a genius when it comes to construction.
Thank you.
I don't want to go broke.
[ Laughs ]
You know it's inevitable, just not for a while.

Let's go. Let's go.
8:00 A.M.
Each team has just received a list of homes
up for auction today.
This morning, there's a lot of properties on the block.
We have four or five houses that we have to scout.
NARRATOR: They have only two hours
to check out the outside of as many homes as they can
before bidding hundreds of thousands of dollars.
[ Engine revs ]
In Newark, there's a four-bedroom house for sale
with a minimum bid of $150,000.
Dom and Krista are the first team there to check it out.
KRISTA: It's a cute neighborhood.
Oh, no.
I think that's it right there on the corner.
I definitely don't like the apartments across the street,
and there's the train tracks.
Look at that.
[ Train horn blaring ]
DOM: It's a corner and lot. That's always more desirable.
I don't know, you know?
There's, like, furniture in the middle of the street.
And I really don't think all this stuff laying around
is any indication that there's going to be anything good
on the inside of this place.
We might have to just pick it up just to keep the crews busy.
It's kind of small,
so maybe the renovations would go really fast.
The gate's open.
Do you want to jump the fence?
I don't see anybody.
Oh, my God!
Holy [bleep]
All right, all right, we're gone, we're gone, we're gone.
Holy crap.
Oh, my God.
Drive!
[ Tires squeal ]
[ Laughs ]
[ Dog barks ]
RICK: All right, I think we're getting close.
Rick and Vinny are also headed to the house.
They like to pick up houses in lower-priced areas
that other teams tend to ignore.
Let's hope this one is a nice little diamond in the rough.
Corner lot -- your favorite.
I think they're having a little yard sale, there, Ricky.
They got all the garbage out here.
VINNY: I grew up in an area like this.
It could be a little bit intimidating.
But if we take this house, fix it the way we do it,
I think it will be the pride of the neighborhood
and other people will be inspired
to fix their front yards, as well.
Let's see if we can get a peek around the side of this house.
Yeah.
Well, I'm not going to jump the fence.
It looks like the back gate's open. There's a bunch of...
Oh, oh, hey, hey.
[ Dog barking ]
Easy, easy, hold on.
[ Barking continues ]
Man, what are you doing?
Take it easy. I've got something for the puppy.
Come on, man!
What do you got, some jerky?
[ Laughs ] I come prepared.
I go back to the car, I get the beef jerky.
You've got to have a little treat for everybody, right?
It's like when we go to a nightclub.
I give the guy $20, we don't have to wait in line, right?
Come on.
Whoo-hoo!
Easy, easy. He don't like you.
Here you go, boy.
See, brother, now we're all right.
Come on, let's check it out.
Go, go, go, go.
What we got here?
I don't know.
It's an invoice due for some paintwork.
Look at these paint colors right here, too, man.
I actually know the guy that did the paintwork.
This guy actually does some pretty good work.
[ Dog barks ]
Hold on, buddy. Let's look at this front.
Let me give him one more treat.
Here you go, buddy.
Just picture it, you know -- clean this up, trim these back.
I think it's got vision. Look at this, Rick, come on.
You got palm trees right up front here.
All right.
NARRATOR: In Concord, with about an hour left until the auction,
there's a three-bedroom house up for grabs.
Minimum bid -- $160,000.
Greg and Beau specialize in buying houses
in this neighborhood.
BEAU: So, it's coming up on the left right here.
Yeah, that looks like it.
GREG: I grew up in Concord. I love this area.
And we've been looking for a house to flip in this neighborhood.
It looks vaguely familiar.
BEAU: Oh, this thing is a disaster.
You can take 20,000 grand off the price
just because it's on a busier road.
Oh, you see that?
I totally remember this sticker. I remember the front door.
I've been to a party here before when I was in high school.
Well, that was a while ago.
But I remember, though.
I mean, the inside of this house, man, is nice.
Huge, open floor plan.
I'm excited about this, man. You just wait and see.
We've got to bid on this thing. You're going to love it.
I don't know, man. Look at all that dry rot.
It's not dry rot. It's brand-new wood.
Maybe.
Oh, wow, it's big.
This backyard is a complete dump.
Blank slate, you know?
[ Laughs ]
Let me hop over and take a look.
All right, get up there real quick.
[ Grunts ] Okay.
Yeah.
I love it. Corner lot.
NARRATOR: Josh and Alisha are also setting their sights on Concord.
[ Grunts ]
Who's this?
Hey, what are you doing? This is private property.
[ Laughs ] Look who it is.
What the heck are they doing?
Do you even know what city you're in?
Aren't you from South Bay?
Yeah, I'm making this our new city.
We purchased a home nearby about two weeks ago,
and the crew is wrapping up renovation today.
So here's the thing --
The crew has been paid for an entire month,
so if I don't get another property in the area
to work on as soon as possible,
it's going to be money down the drain.
You're looking at the proud owners right here in a little while.
Yeah, we've already got it. Don't worry about it.
Don't waste your time.
ALISHA They're going to bid on it for sure.
Yeah, they don't have a chance.
They feel confident in this property
because this is their neighborhood.
If I want to buy something in this neighborhood,
I certainly can and will.
It's a little rough on the outside,
but this is an easy fix.
Lot of trash, red party cups.
Teenagers getting inside and tearing the place up.
You have to landscape the backyard, new fence.
Yeah, but great area. That's why you buy.
Sometimes I overthink certain properties,
while Alisha can pick out properties
that have great potential.
Even though it's a busy street,
at least you have some coverage here.
Yeah, I like this.
If the opening bid makes sense,
I would definitely buy this property.
We have to hustle.
NARRATOR: In upscale Silicon Valley,
there's a four-bedroom house with a minimum bid of $400,000.
Mike and Manly are excited to check out the property.
Saratoga is a great area.
This is it. Mid-century modern -- That's us.
We've been searching for a home like this to flip
because my first love is mid-century modern design.
Small garage.
Yeah, it's like a one-car.
They locked it up pretty well, didn't they?
Maybe we check some of this.
Garbage.
You know what that means?
There's got to be a pool here.
I see the construction worker next door.
MIKE: Just wondering if you guys noticed
the previous owners.
Seen a guy come and go, actually, in a nice car.
Not as nice as that, but...
This person has some pretty good taste.
It could be a gold mine.
I'm pumped.
This one is going to put us on that next level right here.
You know we need to get back into Saratoga.
NARRATOR: Michael and Todd are also scouting the Archwood property.
Saratoga's a high-end market, just like Los Gatos,
and that's what we specialize in.
We did that one deal.
we paid $1.7 million, got $2.1 million.
I love Saratoga.
I know. The homes here are for sure great opportunities.
You know, Mike and Manly will be all over this.
They like this mid-century stuff.
TODD: For sure.
Oh, there's a padlock on the gate.
Can't get in, huh?
A single-car garage sucks.
See if you can lift this up a little bit.
There's, like, a bunch of linoleum.
Which means they put linoleum in this thing.
That's not good.
MICHAEL: Todd prides himself on using
only high-end products and finishes.
He wouldn't put linoleum in a house
if there was a gun to his head.
[ Laughs ]
It's a half-garage,
and the thing stops, like, right there.
Can we get in there?
MICHAEL: The main thing with this property --
This location is a 10, so, I mean,
just the value in the structure and the land is there.
All right.
[ Engine turns over ]
Plus we need to buy it just to blow those guys out.
Yeah, we've got two more to look at. We've got to go.
Let's get it on.
NARRATOR: 10:00 A.M. -- auction time.
Bidding on the three houses is about to begin.
ALISHA: So, auctions can get pretty hectic.
It's very tough for one of us to do everything.
Yes, yes.
That's why, usually, one of us will do the bidding
while the other one is doing research as we go.
CASATICO: We're going to start in Concord, California.
Lot number 3-8-2-1-0-2.
NARRATOR: Greg and Beau want this property
because Greg attended a party here as a teenager
and he has fond memories of the house.
I grew up in the area. I love the area.
It would just be amazing to actually flip this house.
NARRATOR: Alisha and Josh want this house
because they like the neighborhood
and they want to keep their nearby crew busy.
It's a little bit out of our normal area.
Anything over $300,000 is probably not a wise decision.
CASATICO: Let's open the bidding at $160,000.
$160,000.
$160,000, $175,000, $180,000, $185,000, $190,000...
$210,000.
$210,000, $220,000, $230,000, $240,000, $250,000...
$250,000.
$260,000.
VINNY: If we can get them to spend all their money on this property,
then they won't have the money to buy the other one that we want.
CASATICO: We're going to start in Concord, California.
Three-bedroom, two-bath.
GREG: I've been in this house before.
I know for a fact that it is just amazing inside.
$250,000.
Want to give them a little challenge...
$260,000.
...bid them up a little bit.
Nobody wants to purchase this property more than I do.
$270,000.
I want this house more than any property we've ever bought,
potentially bought, or even thought about buying.
CASATICO: $290,000.
$295,000.
$300,000.
Anything over 300,000 bucks, it just doesn't make sense.
CASATICO: [ Calling ]
Anybody else?
$305,000 going once.
$305,000 going twice.
And we've sold it.
$305,000.
Congratulations.
I am beyond stoked that we got this house.
It's going to be amazing.
But we've got it.
Yes.
But we also have to sell it and make a profit,
so it better be nice. That's all I'm saying.
It'll be perfect.
CASATICO: All right, lot "B."
Archwood Avenue, Saratoga, California.
One of the most prominent communities
in the country, folks.
NARRATOR: Todd and Michael want this house
because it's in an upscale area that they love.
It's the price range we like, it's the clientele we like.
We're going to buy it.
Let's not go too high. Don't be overzealous.
We'll go to $600,000.
MANLY: There is no way we're going to let the house get away from us.
NARRATOR: Mike and Manly are even more eager to bid on it
because of what they hoped they just confirmed.
MIKE: On the way to the auction,
I checked out the satellite image of this home,
and there was a tiny blue dot.
It has to be a pool.
And if it's maintained, it's a huge plus for us.
MANLY: It's a gold mine.
CASATICO: I'm going to open the bidding at $400,000.
$400,000 here.
$410,000 from the lady.
$420,000.
That's what we've been longing for,
the mid-century modern type of home.
$425,000. Who will bid $450,000?
Now $475,000.
$500,000.
Mike and Manly are going back and forth with Todd and Michael.
VINNY: They must know something we don't, buddy,
because they really want that house.
$560,000.
Right here.
Right here.
BEAU: The suits are getting sassy.
GREG: Todd wasting his money again.
$590,000 here. Going to bid $600,000?
$600,000.
$600,000.
Are you serious?
I got this.
Let's do this.
$600,000 -- You're in. You're in the lead.
$600,000 fair warning.
$600,000 going once.
$600,000 --
Whoa.
$650,000.
Back down, Todd.
It's our territory.
What's up with that?
You've got to step back, Todd.
That's crazy.
Are you sure?
I'm out.
We're out.
Sold right here -- $650,000.
Congratulations.
Have fun with that.
MICHAEL: Our top bid for this property was $600,000,
and, for once, Todd listened.
Dude, you almost tackled me.
It was a beautiful thing.
MIKE: This is a huge win for us.
We can't wait to see what's inside there.
Lot "C" heating up.
Let's get to Newark, California, Cherub Drive.
NARRATOR: Rick and Vinny are tired of standing on the sidelines
and are ready to walk away with this house.
Two houses have already sold. I'm starting to get the itch.
Buddy, I want to get in there and break something.
Let's get something. Let's buy something. Make it happen here.
Come on, write a check.
I can open it for $150,000.
$150,000.
NARRATOR: Dom and Krista zeroed in on this property for themselves
and plan to give Rick and Vinny a run for their money.
I definitely want to bid on the property on Cherub.
We need to get a small, quick flip to generate some income.
$150,000, $160,000?
$170,000.
We need to grab this one and outbid them a little bit,
but we've got to be smart.
$180,000.
$190,000.
CASATICO: $190,000 is in front of you.
$191,000.
$192,000?
$200,000.
$200,000.
VINNY: $205,000.
$205,000.
KRISTA: Nah, it's too risky.
Yeah. We'll just stop.
$207,000, $208,000...
No, let's finish this. $210,000.
$210,000.
And now $211,000 okay?
JOSH: I'm starting to think about margins,
and I wouldn't overpay for that thing.
Ever.
Yeah.
$211,000 once.
He can have it.
$211,000 twice.
VINNY: Yeah, baby, yeah.
Congratulations.
Keep the change.
That's an expensive piece of trash you just bought.
Newark's beautiful.
$210,000, baby.
$210,000, baby. I love it, I love it.
We can do something with this. I know it.
NARRATOR: In Concord, Greg and Beau finally get to check out
the interior of their $305,000 purchase.
BEAU: We overpaid.
I'm just hoping it's as nice as you think it is.
GREG: This place was awesome back in the day.
I went to a party at this house back in high school,
so I know we scored big on this one.
You'll see once we get inside. You're going to love it.
Kind of excited.
BEAU: I'm just hoping it's as nice as you think it is.
GREG: This place was awesome back in the day.
Back in high school, I went to a party at this house,
and from what I could remember, it's pretty awesome inside.
Oh.
It just needs a little elbow grease. We'll be fine.
I was expecting to find something with some charm,
but...
Oh, there's charm here.
It's just underneath the smell and the dirt.
BEAU: Greg's memory is so off.
This house is a complete dump.
We should have never bought it.
This is nasty.
Oh.
This is awful.
Everything needs to be redone here.
GREG: So, last time I was in this house, I was a teenager.
That was a little while ago, and my memory is a little foggy,
but I'm a little disappointed.
I was expecting this to be a lot nicer.
The inside of this house is trashed,
but I'm trying to see the silver lining.
Accent the positive.
BEAU: Accentuate.
Yeah, accent the positive.
Accentuate.
Yeah. Positive accentuation.
It's perfect.
I want to start with the wall
between the kitchen and the living room.
I want to open up this wall.
Gone.
It would really open this up. I think it'd be good.
We've got a peninsula here, stainless-steel appliances.
Perfect.
We're going to put white shaker cabinets.
I want to get rid of the door and then center the window.
And then do, like, a sink here.
You're standing by the wall, you look out,
and you see this beautiful backyard.
I like it, I like it.
And then take out that wall over there
so our great room is huge.
Sounds good.
Oh, wow. This is bad.
This master bedroom feels more like a dungeon.
There's no light, low ceilings.
We'll push back the entry to the master about four feet.
Wow, look at this master...
...bathroom.
Let's take a look.
I can't even fit in.
It's a very stressful business.
You have millions of dollars at stake.
All right, suck in. One, two, three.
Not a problem.
You've got to make it fun, and we do that.
[ Laughs ]
This is a huge yard.
We've got a lot of work to do.
You need a whole new fence.
GREG: A whole property, really, yeah.
We need a fence between the neighbor's yard.
And then what is this? A little makeshift addition?
Maybe we'll find a bag of money in there.
What is that?
[ Chickens clucking ]
Grab one!
[ Laughs ]
We have got to get these chickens back into the coop.
Come here, little chicken.
Wow, they're fast.
Finding chickens in a residential area like this
is never a good sign.
[ Laughs ]
Chickens bring other critters.
You can get rats,
and, you know, rats cause problems, which equal money.
Beau, I'm a chicken whisperer. Watch.
Oh, that was awesome.
You've got some skills, buddy.
That's 2-nothing.
You're winning the chicken game.
NARRATOR: Mike and Manly are on their way to picturesque Saratoga
to walk through the home they just bought.
MANLY: We're going to nail this one. This is it.
MIKE: We purchased this mid-century modern home for $650,000,
and we're going to get a great return.
Yeah, we are.
Moment of truth.
Yeah, there you go.
Yeah.
Love it.
Keys?
The key doesn't fit.
None of the keys worked for the front door.
We can't even get into the house we just bought.
Let's go around the other way.
We've got to get inside.
Move a little faster. I'm getting excited.
We went around and entered through the other gate.
All right!
MIKE: We open the door from the back side of the house.
Not really what I envisioned.
What's up with this floor?
It's so dated.
We're going to have to do a lot.
This was not the mid-century house I had in mind at all.
Geez.
We got the original mid-century.
Look at that wallpaper.
It's hideous.
Oh, my gosh.
Are you serious?
MIKE: And I'm seeing a washer and dryer,
a water heater, a sink.
It should never be in the same room together ever.
Look at this floor. It's linoleum over linoleum.
MANLY: We're just, like, demoralized.
We're going to be losing money on this property.
You would not even believe this.
Wow.
Look at this floor. It's linoleum over linoleum.
This was not the mid-century house I had in mind at all.
MIKE: This house is a money pit.
We're going to be losing money on this property.
We should have just let Todd and Mike get this one.
Maybe we should have.
You would not even believe this.
Wow.
Now this is mid-century modern.
I see a beautiful remodeled kitchen already
that we don't have to do anything to.
Concrete countertops.
Do you know how much that would cost to do?
I know. This is a score of all scores.
Ah, man, now I'm excited.
That kitchen is just original,
and then this kitchen is all modern.
I wonder who was living in there.
They probably rented that out or something,
but whoever they rented that out to, they must have not liked.
That's the non-happy in-law unit quarters over there.
Look at this.
Whoa, whoa, whoa, whoa.
What's going on with this fireplace?
Red? I don't get it.
You know, maybe they ran out of design ideas
once they got over in this space.
Look at these curtains. They're hideous.
Oh.
There's our pool. It's beautiful.
Better than I expected.
It's like we just entered paradise.
Yeah.
This is awesome.
Perfect for families, entertainment, barbecues.
MANLY: A pool like this in Saratoga
definitely adds at least $50,000 to $60,000 to the house.
We scored big in the kitchen and the swimming pool.
But the only thing is,
we're missing a master bedroom in this house.
You know what?
We make that whole space a master bedroom.
MIKE: Manly has an awesome idea --
Rip down everything on that whole back side
and turn it into a master suite.
We will take this whole kitchen out,
make this a walk-in closet.
Okay.
It will have dark floors, walnut finishes, and lots of light.
Close this off, make this a laundry room
connecting to the closet.
Okay.
Since this bathroom is so small,
we can make this whole area a massive bathroom.
We'll give it that mid-century modern feel
with earth tones and clean lines.
And then we'll make this one big, epic master bedroom.
Great idea. I think that'll work.
Yeah, it will work, and it will sell.
MANLY: This master suite
is definitely going to bring the property value up.
Buyers are looking for a big master suite
and a big walk-in closet.
NARRATOR: At the corner property in Newark,
Rick and Vinny are about to see what they got for $210,000.
VINNY: I'm telling you, I like this place.
It's got potential.
Our friend is there again.
Hold on. I don't want to forget these, you know?
People leave all kinds of things behind -- furniture, trash.
Remember that time we found that gerbil?
Yeah, so I guess finding a dog is kind of par for the course,
you know?
As long as we find that dog a good home, he'll be all right.
Hey, buddy. [ Smooches ]
He's so chill.
Yeah, you're a good boy.
You got the key? Come on.
RICK: When we were scouting the property, we found paint samples
and an invoice from Vinny's painter buddy.
Well, that makes me think
there's going to be some new paint inside.
Oh, my God. I'm going to choke that guy.
What kind of paint job did he do here?
Oh, this kitchen is not gourmet, Vin.
Everything's got to go, starting with these appliances.
We're going to go in there and put in new cabinets --
top, bottom -- new stainless-steel appliances,
and some beautiful granite countertops.
Everything, top to bottom, want to make it shine.
I agree.
And it's a small kitchen,
so I think we can get by with the right budget, too.
Wow. Bedroom's not bad.
One closet over here.
You've got a second closer over here.
You've got a nice, big vanity. That's nice.
And an en suite shower and toilet here.
We can do a new vanity, new countertop,
and just swap everything out, old for new.
You've got to be kidding.
How are you going to do this at night
with this train going by, Ricky?
I hear this choo-choo, choo-choo.
It's vibrating. Hold on.
[ Laughs ]
One of the things I like about Vinny
is he doesn't take anything too serious.
My main thing throughout the day
is how I can bust his chops a little bit.
And he's pretty easy.
You hit this yellow wall, and you know you've got to turn.
It's like a detour sign. Come on.
Look at that color. That's beautiful.
NARRATOR: In Concord, demolition is about to begin.
All right, so we're going to take out this wall.
We've got to leave this beam in here,
but everything else is gone.
Opening up the floor plan is going to be great for resell.
This 1,400-square-foot house
is going to feel like a 3,000-square-foot house.
Ah, it's nasty.
Great.
GREG: When we saw chickens in the backyard during our walk-through,
we figured there could be a rodent problem
since rats love to eat chicken feed.
That is probably the biggest rat nest I have ever seen.
Straight up.
BEAU: Whoo! Whoo!
This thing smells like something died in it years ago.
Whoo!
BEAU: The good news is, we re-budgeted
for the sink and replacing the plumbing,
but I'm scarred by the stench.
GREG: That is the worst thing I've ever smelled in my entire life.
Horrible. I mean, I can't even stand over here.
More chickens.
There are more chickens.
Aw, don't you go to those bushes.
Get it. Don't -- Oh, it's going to the bushes.
Cut it off, Greg.
I think we've finally caught all the chickens,
so now we just have to find them a home.
Want to hold him?
So, I did my research, and I found a cruelty-free farm nearby
that'll take those chickens, so they'll be in good hands.
All right, I've got a score to settle with this chicken coop.
Right here, right here.
Yeah!
[ Cellphone rings ]
Hey, buddy, what's up?
Are you sitting down?
NARRATOR: It's only been a couple of days
since Greg and Beau started the renovation on their house,
but they've already run into a huge snag.
We've got a little bit of a problem with the roof.
I thought you said the roof was good.
It's not good.
How is this going to affect the budget?
In a not-so-positive way, but...
We're totally screwed.
At the end of the day, we need to make a profit,
or we're going to be out of business.
GREG: Are you sitting down?
We've got a little bit of a problem over here.
Okay. Like what?
Beau is the guy that dishes out the money to buy these homes.
I feel like I'm totally vulnerable,
and I'm putting a lot in Greg
to deliver a nice remodeled home under budget
so we can sell it for a profit.
What?
We've got a little bit of a problem with the roof.
I was walking around on it earlier,
and my foot went through in a couple places
because of dry rot.
We've got to bid on this thing. You're going to love it.
I don't know, man. Look at all that dry rot.
It's not dry rot. Brand-new wood.
So, basically,
Beau can go one of two ways when he gets bad news.
He's either mad, or he's really mad.
I thought you said the roof was good.
It's not good. The whole thing has to come off.
It's going to cost about $10,000 to fix the roof.
Between this and the rat infestation,
we're about $13,000 in the red.
Budget's gone, and time frame's gone.
I mean, we're totally screwed.
NARRATOR: Back in Saratoga, it's day 3 of renovation
on Mike and Manly's mid-century modern home.
Nothing a little persuasion can't take care of.
MIKE: Manly and I are extremely excited
to get rid of that whole back room,
gut it, and turn it into a master suite.
Nice.
Because the rest of the house looks so good...
We've got to make sure that the bathroom is A-plus, too.
I really want to stick with,
like, a mid-century type of theme.
We can give Mark a call, Eichler Mark.
That's right.
Our buddy Mark is a real-estate agent
who specializes in Eichler homes.
Joseph Eichler was a real-estate developer
who built great mid-century modern homes in California.
And I think we can go take a look
at one of his model properties.
We can definitely pull some ideas from that.
NARRATOR: Rick and Vinny are not wasting any time
with their Newark property.
All right, let's get rid of some of this.
We're breaking up tile, we're painting walls,
we're hanging cabinets.
Vinny's going to town on this place.
Let's do it, baby.
I can throw in this nice, new laminate flooring that we picked out.
It's going to look nice, man. It's a big space, you know?
Once it's laid out, it's going to look beautiful.
Put a couple screws in here.
Hey, Vin, what do you think about these cabinets?
Rick usually does great on the finishes,
but these cabinets, they were over-the-top.
Now we're gourmet, buddy. I love it.
The only thing that's making me nuts
is that hazardous yellow wall.
I can't wait to get rid of it.
This is going to be a prime coat,
and then we're going to come over it with the finish.
RICK: We're set up to make a great return on this property.
We bought the house for $210,000,
spent $17,000 on the renovation,
and we hope to sell it for 450,000 grand.
The only one making out better than us could be the dog.
I gave him to a buddy of mine, Giuseppe. He loves animals.
The dog's running around. He's got 40 acres to run on.
He's eating meatballs and sausage. He's got Italian bread.
Come on.
[ Laughs ]
NARRATOR: In Concord, Beau is about to see
the extent of the roof damage for the first time.
GREG: Hey, man, what's going on?
Another day.
Greg, where's my roof?
Yeah.
So, Greg calls me last week, and he tells me
that we have dry rot throughout the roof.
It needs to completely replaced
and is going to cost us about $10,000.
I'm not exactly sure what I was expecting to see,
but this totally caught me off guard.
A couple days, roof will be on,
so we're still -- We'll make up for it.
Well, I guess I've got to look on the positive note --
The guys are loving the weather, that's for sure.
They're loving it.
We're not going to let this house get the best of us.
Even though we overpaid for the house,
had to chase chickens, dealt with rat infestation,
and took most of the roof off...
At least we have an open floor plan now
even though we don't have much house left.
All right, bathroom -- put a bigger door in there.
See if you can fit through this time.
If it's not wide enough now, I don't know what to do.
Seriously.
Awesome.
This opened it up. The door is perfect.
Yeah.
This is the basic footprint of the trellis.
We want to add a trellis in the backyard
so we can have a usable shaded area during the day.
The base of it's probably going to be, I think,
right at nine feet.
You wanted it to pop, and it's definitely going to pop.
Looks awesome, dude.
MIKE: The house has been painted,
and while our crew is fixing the fence
and updating it with a sleek new design,
we're meeting our buddy Mark at a mid-century modern house
he just renovated and sold.
Oh, my gosh.
I'm blown away already.
I think we're gonna pull away a lot of great ideas
for our master bedroom and our bath.
Thanks for having us.
Wait till you get inside.
Oh, wow.
Oh, my gosh.
I'm blown away already.
Today we're meeting our buddy Mark
at a mid-century modern home
that he recently renovated and sold.
We're going to get some ideas for our master suite.
Oh, wow. I want this fireplace.
This is not wood, is it?
MARK: No.
So that's actually poured concrete.
How much does something like this cost?
$21,000 or so.
I don't want it that bad.
MANLY: We can play off this. We can probably do maybe wood.
Instead of a vertical design,
we can do, like, a horizontal design.
Especially because ours is a bit smaller.
That's a lot more economical, too.
Oh, my gosh.
Look at this.
I love the simplicity of the master bedroom.
It's clean, classic, and sleek.
Now, this is a true luxury bathroom right here.
MIKE: Yeah, it is.
Check out these pebble floors here.
The outside pebbles are mimicked inside
to give the Eichler element of blending the inside outside.
Please tell me we can have this for our house.
We can definitely do this.
Now you've got me excited. I can't wait to get back and start on it.
All right, let's do it.
Great.
Glad to help.
All right, thank you.
NARRATOR: With just about a week left to go,
Rick and Vinny are finishing up construction
at their home in Newark.
[ Saw buzzing ]
RICK: Look how clean it looks already.
A white picket fence with a corner house,
that adds so much curb appeal.
Vin, I'm telling you, it's going to add 15,000 grand in value.
Yeah, baby, look at those floors.
They look fantastic.
The wood floors really warm it up.
They're going to stand the test of time.
This one's going to go in the master bedroom for the closet over here.
Let me see how this top looks.
Nice. That looks fantastic.
VINNY: The cabinets are going in great,
everything's lining up nice,
and it brings the value up inside, I mean, a hundredfold.
NARRATOR: During the past week,
construction has been wrapping up
at Mike and Manly's Saratoga house,
and today, they get to see what they're putting on the market.
MIKE: We bought the house for $650,000.
We only had to put $40,000 into renovations.
And we got the kitchen -- That was all done.
MANLY: Yep. And a brand-new swimming pool.
So, we definitely scored on this one.
Wow.
Look at this place.
Oh, man. Unbelievable.
The fireplace really makes the living room pop.
It was that ugly redbrick.
I remember that.
Now look at it. It looks gorgeous.
Yeah. The bamboo really, really brings it out.
So glad we chose bamboo.
It just went from the not list to the hot list.
You know?
Just look around. This place looks like a showroom.
I mean, it looks amazing. I'm so happy with this.
Wow.
This looks phenomenal.
Oh, my gosh, I can't believe this.
The only thing missing in this house was a master suite.
Now, this is a selling point.
That master suite alone will add at least $100,000 of value.
Especially in this area.
That's right.
Wow.
Oh, my gosh.
This bathroom is straight out of a magazine.
Yeah.
Check this out.
Now this is luxury.
When do you get a walk-in closet,
perfect master suite in a house this size?
You never do.
We bought it for $650,000.
We put $40,000 in renovation.
How much do you think we can sell it for?
We're going to sell it for $1 million easily.
$1 million.
Hey, that sounds good to me.
NARRATOR: After 28 days of construction,
Rick and Vinny's house is ready to put on the market.
RICK: We bought the house for $210,000.
We spent about $50,000 on the renovation.
VINNY: We're so pumped up today.
The realtor is going to show this property,
and we're hoping for some big offers.
Oh, wow.
I love the detail work.
There's crown molding on top of the cabinets.
Really nice touch.
It has enough space, definitely.
WOMAN: And here's the living room.
Oh, I like it. It's really bright.
Yeah, very open.
The living is definitely my favorite part of the house.
This is the master bedroom.
Wow.
I like it.
The house is really nice. It's beautiful.
It's definitely turnkey.
But it seems a little steep in terms of price,
considering the railroad is right behind the backyard.
[ Train horn blares ]
RICK: We're really hoping that we get
a lot of traffic through here today on the open house
and it turns into multiple offers.
Let's make some numbers -- big ones.
NARRATOR: After a long and expensive uphill battle,
construction at Greg and Beau's Concord property is complete.
GREG: It took an extra three weeks to finish up this house.
BEAU: Yeah, but we put in a new bathroom, kitchen,
and landscaped the backyard.
We spent $20,000 more than we wanted to spend.
But we're finally done with the house
and ready to put it on the market.
When was the last time you saw the house?
Yesterday morning.
When I left, we had stagers in there,
So, are we ready?
Well, I sure hope it's ready.
BEAU: I'm pumped.
NARRATOR: After three additional weeks of construction,
Greg and Beau are finally
checking out their finished house.
We bought the house for $305,000.
We put $98,000 into the renovation,
which was $20,000 more than we wanted to spend.
Oh.
Is this the right house?
I don't think so.
This is completely different.
Holy cow, I cannot believe what a transformation you did.
And I think we definitely accentuated the positive.
Accent the positive.
Accentuate.
Yeah, accent the positive.
Way to go.
The biggest selling point of this house
is the open floor plan, which makes a small house feel huge.
I mean, this feels like we're in like a 5,000-square-foot house.
Look at the counter space and just the cabinet space, too.
That's what homebuyers want.
Oh, wow.
Before, it was just too small for a master bedroom.
GREG: Well, we tried to open it up.
The window behind you, we doubled that size.
It brought in a lot of natural light,
and it just appears to be bigger.
This looks really good, really good.
Look at this.
Oh, perfect.
I love the tile. The tile is awesome.
I'm glad you like it.
Let's go check out the backyard.
Wow.
Is this the same backyard?
I love this trellis. It's huge.
Very cost effective, and look what it did the backyard.
I mean, it looks amazing with it.
I mean, this is huge for buyers.
They can come back here, barbecue, kids can play.
It's perfect.
We bought the house for $305,000.
We put about $98,000 into it.
That's $20,000 more than we were anticipating.
But I think we can put it on the market for around $480,000.
There's no other homes on the market like this.
We put a lot of blood, sweat, and tears in it.
Yeah, we can live in here, at least, if we can't sell it.
Let's do it.
MAN: Hello, welcome.
Very nice.
Gosh, it's so pretty in here.
Very nice.
WOMAN: Look at the kitchen. It's so open.
It looks really nice, See the cabinets, too?
Whatever room you're at, you can still see what's going on, and I love that.
It's very bright, very airy.
I can just totally see myself moving in.
It's just already ready to go.
I like it.
Yep, very nice.
I think that the price point is a little bit high,
but there's a lot of nice work, and I think it...
Yeah.
When we first walked into this house,
I thought we were in huge trouble.
And then we discovered
the amazing kitchen and the beautiful swimming pool,
and we totally lucked out.
MANLY: We bought the house for $650,000.
We spent about $40,000 on the remodel.
And it took about five weeks to complete the project.
We listed the house for $1 million,
and we got three offers right away.
Yeah, and the best thing is,
we ended up selling the house not to the highest offer
but to a really cute couple
who appreciates Eichlers just as much as we do.
Yeah.
GREG: When we first got this house,
we thought it was full of happy memories.
Once we got in, we realized it was full of nightmares.
We bought the house for $305,000.
We put $98,000 into the renovation,
which was $20,000 more than we wanted to spend.
We listed the house at $480,000.
We've had three open houses,
and we've had great foot traffic through so far.
When we first saw the house, it was really rough.
We paid $210,000 for the property,
spent about $50,000 in renovation cost.
It took us only 28 days to do the full remodel.
VINNY: So, we smoothed the dog out, we polished the place up.
Now I'd put my mother here. The place is beautiful.
[ Both laugh ]
So, we listed the house for $450,000...
And within two days, we had three offers on the property.
And now we have a pending sale.
I never doubted this gem. Are you kidding me?
It was the worst house on the block,
and now it's the pride of the neighborhood.
NARRATOR: Mike and Manly scored big
on an unexpected finished kitchen.
They sold the house for $1.4 million,
locking in a profit of $710,000.
The return on their investment is 103%.
Greg and Beau endured a heavy setback
during renovation
and had to lower their price after a few weeks on the market.
They now expect to sell their house for $439,000
and make a profit of $36,000,
with a return on investment of 9%.
Despite the house's close proximity
to the railroad tracks,
Rick and Vinny were able to find a buyer,
selling their house for $450,000
and making a healthy profit of $190,000.
Their return on investment is 73%.
This whole project has been a huge labor of love,
and we're so glad that it's going to the right homebuyer.
I don't know if we conquered Concord on this one...
But we didn't let Concord conquer us.
I'm so excited because we get to keep working together
and grow our business together.
And the best part is you're stuck with me a little bit more.
[ Laughs ]
