Jeff and I decided to do a video about how to maximize your value when selling your home.
And then he tells me to meet him at this new listing. I don't know why, but let's go find
out. Where are we at Jeff?
We're at 96th Street and Cactus, and our homeowner said to us, "Jeff, how do I get the maximum
value out of my house?" And at the time, the flooring was original, maybe 20 years old,
the cabinets were original...he had done some updating, he put granite in and stainless
steel appliances, and we said to maximize value, we need to re-do the floors, we need
to re-do the paint, upgrade the bathrooms, and of course upgrade the cabinets.
Right, because the kitchen and the master bathroom are the two most important rooms
in a house to have upgraded because that's what buyers look for, that's what they instantly
go to. Right, and if I was going to name a third
item, it would be the flooring. Because once a buyer wants to move in, it's the hardest
thing to change. So if you have a seller, and they have a certain
budget, what do you do and how do you explain to them what they can expect to spend and
what they can expect to get back out? Right, well first we do a room by room walk-thru,
and talk about how much they have to spend, and how much they'll get back out. In today's
market, a dollar spent will usually get you $1.30 to anywhere up to $2.50 on your investment.
And that's why we see more and more people put a little more into their house. But we
manage the project from beginning to end. So you mean it's not overwhelming to the seller
to think about I don't know where to start to do this.
Right, we interview 3 contractors from whatever project that we're gonna do, we help them
get the quotes, we meet the contractors out there...it's an added service to our service.
And making sure that we take the stress out of them so that we're concious of how much
time, and how much money they have, and how we can help them get the most value for them.
