I want to talk to you today
And this would be the ongoing video blog with regards to radon

Today I want to specifically talk to you about the disclosure statement that's required
When we're dealing with radon in real estate
For the most part you know this does start off with the sellers
I'm going to dive in
In a different topic really focused on sellers and then buyers a little bit later
But I want to tell you that effective January 1st 2014
Our disclosure statements in the state of Minnesota have changed
And they specifically have changed to address the new law that says with radon
We have to disclose what we know as sellers or what we don't know quite frankly
And there's a warning statement that goes along
There's a pamphlet that goes along
And I can share all of that stuff with you whether you're buying or selling properties
And it talks about radon
And all the details behind it and why it's something that you need to know about
But what that disclosure statement basically says is
Hello Mr. and Mrs. Seller
Have you conducted any radon tests in your house since you've owned the property
If you have
What were the results of that test
Additionally is there a radon mitigation system currently in the house and what is it
You know that's those are kind of the
Those are the conversations that were
That you need to have and you need to understand as a seller of the property
As a buyer you're going to want to obviously read all that information
And some people may say well wait a sec wait a sec
I heard that there is this sellers disclosure alternatives
That I don't really have to go through that huge long 10 page document
And I can just opt out and not say anything
Well actually if you read those sellers disclosure alternatives
There are a couple of things that you have to disclose what you know and radon is
The radon relationships in the house
So whether if you choose the alternatives
Or whether you choose the traditional method of disclosing
And everything you're still going to be responsible to disclose what you know about radon
So did you have any tests do you
Is there a radon mitigation system in place and what are those results of those tests
Those are those key three things that sellers are going to need to provide
And definitely buyers are going to want to review
