We've got our favorite shops
and where we visit and hang out,
and everything is right at our doorstep.
It's really important to us, because we've made the decision
to not have a car for environmental reasons.
So the fact that we can get around on two feet
is really of great important to us.

Our dream home is gonna be comprised of a master retreat.
An open-concept main floor is key.
We want a kitchen where we can both cook,
and it's gonna be fantastic
doing the sous-chef, head-chef thing.
I'm head chef.
And we want a place that is big enough, as well,
that will eventually house a family for us.
And, ideally, it's a house
where we don't have to do any renovations.
Renovating a house kind of makes me feel sick to my stomach.
My renovation experience is comprised of...nothing.
We need to find a place now.

You can really tell how much they want to get back to the city.
Yeah, for a couple that likes to walk to everything,
their current situation is just not working.
But this place does match everything on their wish list.

But I just hope the amount of work here
doesn't make them scratch this one off their list.

DREW: We need to convert it back into a single-family home.

It really should be a contender for them.

It looks so good.
That is a huge transformation.
That's crazy -- You're taking the kitchen
from the front of the house and moving it.
The way they had it all laid out, it just didn't make sense.

I would say market value is about $510,000.

which is much more cost-effective

The bulk of the work will be creating
a master retreat with a spa-like master bath.

because they're gonna be living here during the renovation.

We're rerouting the plumbing to a whole new area
to give Steve and Caitlin the designer bathroom they want.

to give the master bath some privacy,

So, only a week into this renovation,
and they seem to be holding up okay
living in an upstairs bedroom,
but I need to start the updates on the kitchen.

either a bribe or they're just feeling guilty
about delaying the kitchen reno, but either way, I'll take it.
While progress in the kitchen is put on the back burner,
Steve's cooked up some ideas of his own.
One of the things, Jonathan, that I was thinking about,
and Caitlin, too,
is, instead of just re-carpeting the stairs,
let's pull it all up and make it nice
by sanding it, staining it -- top-notch kind of thing.
Mm-hmm.
That would look good, but you realize
how much more that would cost.
I mean, we'd be looking at --
Oh, the guys would charge us probably 100, 120 bucks a stair.
But what if we did the ripping-up ourselves?
And Caitlin's a good sander.
I went to grade 9 and grade 10 woodworking.
I got skills.
How long ago was that?
Aw, man. Some time.
I know what's gonna happen.
They're gonna get a third of the way through,
they're gonna get sick of it, they're gonna stop,
and then they're gonna tell me that I have to do it.

There's no way that us doing this work
is gonna delay Jonathan or any aspect of this project.

It's a good thing Steve sees this as a do-it-yourself project,
'cause they are not gonna like what my plumber found
in the master bathroom upstairs.

This is how it starts to come together.
We got two sinks over here.
We're gonna have the tub shower here.
Toilet's staying in the same place
so that you can check out that view
while you're using the loo.
Yeah, we really like that.
But I do want to tell you one thing that we discovered,
and it's gonna cost us to repair.
If you look down here -- It's kind of hard to see
because it's underneath the flooring,
but the existing plumbing joints are all wrong.
The issue you would get is you would have your tub
not draining to its full capacity.
You know, over here, as well,
it could also back up a little bit
so that you're having an issue
with the draining from the toilet.
So, what we would want to do is,
we would want to go in and cut that out
and replace it with the proper connection.
I can't get at this one over here.
It's right in the back.
It's too hard to get to,
which means we're gonna have to cut the ceiling open downstairs
in the living room,
and we weren't planning on doing any work down there.
Aw, shoot.
It feels like we're living in an upside-down world,
and now to hear that the living room might have to be torn up,
it's just added to what we're already dealing with,
which is a house
that just doesn't really feel like ours right now.
Everything feels like it's been taken over.
I hate it.

And then, of course, the bedroom
with the perfect ambience of your fireplace.
I think we've been sort of intimidated
by the cost of this renovation,
and if we can, maybe we can save some money
by not actually doing the fireplace there.
Okay. Um...
Given what we just learned about the plumbing,
it's far more important to have a functioning bathroom,
one that's not seeping sewage all over the floor.
I can't even imagine what that would look like.
The one benefit -- If we don't have to run
the gas line all the way across and get that gas insert,
I mean, that's gonna save us thousands of dollars.
That's awesome.
So, time to get us back on track.
We're cutting into the living-room ceiling
to fix the plumbing issues upstairs.
Caitlin and Steve started out
with no wiggle room in their budget,
and unexpected costs have started to take their toll.
For me, the hardest part of living through this renovation
is really all the dust, the dirt, the debris.
The worst part is not knowing where any of your stuff is.
Can I get in there and brush my teeth fast?
We're gonna have to share 'cause I need to get going.
I'm late.
And on top of all of that, we have to go to work,
and our routine is thrown off.
I just want my house back.

We're a couple weeks into the renovation,
and it's really starting to catch up with us.
I just feel like money is just going out the door right now.
And it's overwhelming.
We haven't done this before, right?

I know where we're at.
Anywhere where we've taken extra expense,
I'm looking for places where we can save.
I mean, if there's anything that I can do
to relieve that pressure, let me know.

The master bedroom is getting triple-glazed windows.
Now that we have walls,
I need a paint decision for the walk-in closet.
Maybe one of these coral-y ones.

we're installing narrow porcelain floor tiles
in a really cool herringbone pattern.
I think Caitlin and Steve will love it.
Their enormous soaker tub will have a quartz surround.
And we're going with a mid-tone walnut
for the master-bedroom floor.
So, you called me in because you couldn't do the job.
[ Laughs ] It's not that I couldn't do the job.
It's just, like, look at these things.
I don't even think it's worth doing them.
Like, they're all mangled.
I told you it was not gonna be an easy job.
I said it would be a lot of work.
In fact, I believe I actually said
you'll probably go partway through it,
and then you'll change your mind.
And you were like, "No, no. I can handle this."
But, yeah, it's gonna be a lot of work.
Look at the years of paint that they have on here.
I'm not opposed to the fact that there's, you know,
character to the wood.
This house has enough character, though.
I think this is something that we just cover up
and get it done with.
You just don't want to do the work.
[ Laughs ] That's partly true.
That's all right. I brought carpet samples.
I think if we're gonna revert back
to where we originally started,
we may as well pick something.
We wanted to go with something
that's gonna be good for high-traffic areas.
These are nice.
I don't like this weave that much.

I see that I'm kind of bleeding here,
so I'm apparently not cut out for this after all, right?

We have zero regrets keeping the yellow cabinets.
They totally pull that room together.
It's so much more wide-open.
And isn't it weird that it feels more open,
even though we closed off the emergency exit hole
that was over there before.

You always liked the yellow, and I was happy to keep it.
And installing new quartz counters,

makes it feel like a whole new kitchen.

Just having those built in makes a big difference.
This is out of this world -- like, out of this world.
We don't have the lovers' tub in here anymore...
or the glass block.
I just don't even know what to say.
Removing that big marble tub really opens up the space.
Losing the fireplace but keeping the wall
makes it feel intimate and private.
And, Caitlin, good call on that designer lamp and chair.
Now, originally, I wanted to close off these stairs,
give us a little bit more square footage up here,
but you wanted to keep it for the access, which is fine.
But we needed to have a wall there,
so, one, you can mount artwork,
and, two, you can't fall down the stairs.

That was the right call -- absolutely the right call.
I'm, like, getting choked up.
The bedroom's amazing.

They bought the house for their top dollar of $553,000,
which meant Jonathan had to scale back
on some of the original designs.
He may have faced a lot of challenges,
working within the reno budget, but in the end,
Caitlin and Steve are thrilled to have it all done
on time and on budget.
The only disadvantage to finishing a job so quick
is I can't take advantage
of those great meals they cooked for me anymore.
Well, I didn't get a single home-cooked meal
from Caitlin and Steve, so you're ahead of me.
