Hi, this is Steve from RoofTwins.com. We specialize in roof repair in Tyson's Corner, Virginia.
Now, when you look at this picture, you can see this is a very steep roof, and these types
of homes are always a little bit more expensive to repair because of its difficulty.
Now, where you see the blue dotted lines, that's where the water was leaking inside
their home and was going all the way down into their basement.
When I looked at this roof very carefully, I noticed that there was quite a few different
issues that needed to be corrected.
Now one thing is, this gutter here was sagging ever so slightly in the middle, so what will
happen is when it rains very heavy, not only will the water overflow over the front, the
water will go over the back and settle inside the open-wall cavity.
Now what we'll do here is remove all the spikes that are holding this gutter into place. Lift
it up as high as we can on the right side. Lift it up ever so slightly where it’s sagging.
And drop down the left side, so this way the water flows to the downspout.
Now here, in between the red dotted lines, it's improper fastening procedures of an architectural
roof shingle. I see this quite often from roofers who are in such a rush to get the
job done and they're not paying attention to where they're fastening each and every
shingle.
And this can cause all sorts of problems, because one nailed exposed at the joint can
cause that leak. So what we'll do is we're going to lift every shingle, any nail that
is exposed where they join together, we'll seal it, flash it, and re-seal it again. That
will take care of this problem.
Now here on the left side of the gable, you have where this roof meets up against the
gabled roof is a single cut close type valley like there is on this side and there's nails
exposed right in the middle of the valley center line. So when it rains heavy, the water's
going underneath that single cut valley, finding the nail, and leaking down inside the wall.
So we're going to remove all the roofing material on both sides of the valley, install ice and
water shield, and then re-shingle that area.
Once all these procedures are done, this homeowner will not have any more problems.
