Hi, I’m Terry Hunter, owner of Hunter Broker. There are four main reasons why it’s money
in your pocket to contact me rather than the listing agent when you're ready to buy. We
will discuss each one individually in a moment, but to summarize:
number 1 The listing agent is watching out for the seller and trying to get the seller
top dollar. number 2 When you work with me, you get thousands
in buyer cash back after we get you the best price possible.
number 3 Some bargain homes are not in the MLS or on Trulia at all, and you need to know
about these homes. These hidden homes, as I call them, to know that you are getting
the best deal available. number 4 I am one of only a handful of certified
real estate negotiators, and I know how to give you the very best price possible. In
a couple of recent purchases, I saved one Laguna Beach buyer a $149,000 off the asking
price and a Coto buyer, nearly a $160,000. My experience and expertise does make a difference
in your outcome.
So let’s discuss these in a little more detail. The listing agent’s main objective
is to sell their seller’s home and not necessarily to find the best home for you. They have a
contract with the seller to try their very best to get them the highest price possible
starting with getting the home sold, and that’s where you come in as far as the listing agent
is concerned. Your agent should be looking out for you and not looking out for the seller.
It’s even worse than that, if you get too good a buy, then other sellers may not want
to use that listing agent to sell their own homes later on. This may seem farfetched to
you, but it’s not. I had known of entire neighborhoods who are down on an agent for
hurting their values by selling too cheap, and the entire neighborhood agreed between
them not to use that agent. Agents know this and this works against you getting the very
best buy. You should never even talk to the seller’s agent at all until you have the
home under contract.
After you get the best possible price on the right home for you, you automatically get
a buyer cash back from us, and not from the seller for a minimum of $5,000 up to $24,000
or even more. This is more than just a big discount. It’s cash through escrow, cash
that you won’t have to come up with for costs. All of your money goes into your down
payment and equity, Instead of being wasted on escrow costs and lender costs, title costs
and all the rest of the costs, the highest buyer cash back we have paid so far is $24,375.
In a buyer’s market, it’s just silly not to get a buyer cash back. Most agents can’t
offer it, but we do.
To get the best buy on the very best home for you, you need to know what homes are available.
Some great bargain homes are not in the MLS, not on Trulia, and not even online. In fact,
some may not even be on the market yet. As area experts, we know about other agent’s
pocket listings where a home is for sale, but the seller doesn’t want it in the MLS
or even to have a sign up. Other sources of good buys we know about that other competing
buyers don’t know about include for sale by owner homes, our own listings that are
not in the MLS yet, bank-owned homes that are not in the MLS, and homes where the sellers
have been thinking of selling but haven’t put them on the market yet. We keep track
of all of this and also check with our own past clients, and sometimes direct mail to
entire neighborhoods to find the best buy for you.
We check everything and assume nothing in our quest to get you the very best buy, and
once we find that special one, my dedication, experience and training will all work together
to get it for you for the best price possible, and then to manage all the details so it actually
closes escrow. After all, what good is a great buy to you if it doesn’t close escrow. We
don’t leave it to change. We monitor it constantly.
