We are here with Nick, and Nick took our online training course on how to
shoot your own real estate video tour back in september of two thousand ten
Nick tell us about yourself and where you do business
Hi Todd, my name is Nick Hubers I have a full service real estate company
in the minneapolis st paul area of Minnesota
Awesome, so you took the course six months ago
but tell us what the experience was like when you logged in and took the course
Yep, umm
It was a great experience, very simple. Your techniques
that you talk about in the training videos
they are extremely valuable in the sense that
worse is us trying to do the trial and error method.
We can have a consistent training method utilizing your videos
it's funny that you brought up the trial and error because
I've done my own video tours
for ten years since two thousand and one
in the process of developing a system that I teach I made mistakes in how we shot these
videos
the little mistakes I was glad for because that meant we had to reshoot five video tours
but the bigger ones than the meant that i had to actually reshoot as many as fifty
and what a waste of time, and so
one of the things that i get in the feedback from the people take the courses is WOW
we're up and running and we don't have to reshoot. What a great use of our time
Speaking of time how much time nick does it take you
compared to, for instance, going out and shooting
photographs for the new listing.
How much time are you spending putting these videos together and then uploading them to YouTube
to use them on your website
They don't take hardly any time at all.
I spend anywhere from five to ten minutes shooting the videos
once we get back to our office It is as simple as
taking the digital card out and putting it in the computer. Uploading process from there.
OK
A lot of people told me that compared to taking photographs of the house and uploading
them, there's really no difference in what we teach
that's right
nick i want to ask you a question
Over the last five or ten years there's been a real popular
growth in virtual tours and of course virtual tours are when you stitch together
a bunch of still photographs or three sixty bird's eye view
and you kind of create this virtual experience
and obviously that's a lot different than the radical new techniques that we're teaching
with camcorders here and so what type of responses have you got since you're leading your market
area. You're the only one in your market area during this. What are the home shoppers saying
when they see your videos
We've had just a
tremendous positive response. Especially from
people looking at listings that are coming from out of state.
That's, you know, the comments
they make and say they wish that everyone was doing it.
i think that in time most people if they want to stay on the cutting edge are going to be doing them.
That's what i find.
So another question i have for you, Nick,
before we go, is over the past six months you've been using video at your
business
and tell me with the home owners or the home shoppers, speak to both. Tell me what
sort of results
you've found now that you are using video tours
Yes again it has
been a very positive response. It is definately a good selling point for us for new
property owners we are tying to bring into our business and
prospects that are looking at our listings.
they like it because it's
by seeing the video tours they are going to get a good firsthand idea of what that property
is.
It weeds out a lot of prospects. You know it's an interesting
story you actually
go through the process of encouraging home shoppers to preview your listings online
using these videos before you physically show them.
and I really applaude you for that.
Why is it that you do that
Like I said, to weed out those prospects. We actually do make it a
requirement
before we show prospects the properties. We required that they watch the video tours.
That's that's really taking this to a new level ... i'm impressed
so let me ask you this next
what would you say to an agent
who is looking at this right now. A landlord or property manager that is saying I
don't know if I should do this. It is worth it? Or can i do it? What would you say to them
Well I think the biggest thing for us or for me
is like you said early, you've been doing them for ten years. so you've got that whole trial and error
method is,
you know, eliminated
vs. me trying
the techniques on my own. It's a very minimal cost
for me to watch your training videos
Also the best thing for me is I don't want to have to train new agents.
I can send them right to your video tours, and they can
get all the training in that sense.
So it's a great asset for a broker is what I'm hearing.
Right.
