Should You Do a Fast Inspection When Buying Miami Beach Real Estate
Jamey: Hey, I'm Jamey Prezzi and I'm here with my partner.
Ognjen: Hi everybody. I'm Ognjen Prezzi.
Jamey: We're luxury Realtors in Miami Beach Brickell, Downtown Miami and Coral Gables.
Ognjen: And today we're going to talk about when buying a property, should you do a fast
inspection?
Jamey: Yeah. The thing is a lot of times especially in this competitive market a lot of seller
agents, and sellers are pushing buyers to do really fast inspections. And the question
is should you do that? Now. Every contract is different, every buyer is different, every
buyer’s comfort level is different.
Ognjen: Every deal is different, too.
Jamey: Every deal is different.
Ognjen: Absolutely.
Jamey: So should you do a fast inspection? I think ultimately it depends on your comfort
level with doing your due diligence. I would say that most of our clients, I really wouldn't
have recommend it because if you have an inspector come out really quick and do a fast inspection
which you know he's going to spend the correct amount of time, but afterwards, you may need
to hire a plumber, an electrician, a roofer or someone else to come out and just go behind
the inspector and give you a second opinion.
Ognjen: But we know from just being in Miami sometimes, to bring the second inspector it
can take time.
Jamey: Yeah.
Ognjen: Sometimes they may be busy, something may come up. I mean, they may not be able
to come to this short period of time if you put not enough time on your contract.
Jamey: Yeah. So if you really feel like you're a person who is not very comfortable with
the whole inside systems of a home -
Ognjen: Yeah.
Jamey: - and you feel like you need to do a good due diligence, I would recommend maybe
that property is not for you and maybe you just take the standard time to do an inspection
and have enough time to have your vendors come back.
Ognjen: Absolutely. Listen the bottom line is buying -- whether you're buying a first
property or second, third, fourth home, whatever, give yourself enough time. This is an important
decision in your life, do your diligence and do what's right by you. You don't want to
buy a property and then down the road find some issues that they could have been foreseen
before.
Jamey: Yeah. And you know, it's like I always tell our clients when they buy something,
I mean, and inspectors will be at the property depending on the size for an hour or several
hours at a time to do that inspection homes especially if something that's used. So there's
always going to be little things -
Ognjen: Absolutely, absolutely.
Jamey: - that come up afterwards that's just typical and down the road. So if you're doing
something really fast and you're not comfortable with it, it's just not -- it's just not good.
