Welcome back to summit sunrise I’m here with henry barr and we’re talking about
real estate opportunities in summit county and Henry what do you think going into the
spring here is it a good time to be looking at properties?
As I stated last time, the spring is always a good time particularly for buyers to be
looking at property because the inventory increases and people come out of the winter
and sellers are thinking well we had our last winter season and we’re looking to move
right now. And this is our best buying season I’ve seen for years and years and probably
will be the last we see for quite a while.
Wow so I know you have a featured property you want to talk about this morning and it’s
on pioneer creek ranch where is that?
Pioneer creek ranch is 2.5 to 3 miles north of Silverthorne on highway 9 right off the
highway it’s one of those private bridges you have to have a code to go across the river
and it consists of about 10-12 properties up there ranging from bout 20-40 acres are
the two sizes of parcels you’ll have up there.
And you can see from the pictures this is so gorgeous and it’s hard to believe this
is so close to town so when was this home built it looks really new.
This was built in 93 but underwent a major, major remodel in 2012 to the point of they
lifted the roof off and redid a large portion of the house, they updated it you
Wouldn’t have any idea this was built in 1993.
So what makes this property really special?
Well one the closeness to town – it’s 2.5 miles out of town and it has the best
views in summit county. It looks across a huge amount of a private ranch down below
and down to the river and across to the straight view of the gore. And if you happen to be
a wildlife lover this is probably the place to be. As I said before, I live north of town
and I pass this house 2 times a day at minimum and there are numerous times I’ve spotted
100-250 elk at once right there in front of the house. This is a staging area, they’re
right there in that hay meadow moving right through or in the fall they’re bedded down
there so if anyone is a wildlife lover this is the place.
Man talk about having a great place to maybe retire and getting the binoculars out right
as you’re making breakfast, you wouldn’t even need binoculars they’re just right
there! So what about horses can you have horses there?
You can have horses, you’ d have to augment the well permit slightly and that’s really
an easy process in the lower blue, there are two places you can rent water and buy it from
one, the county will rent you additional water rights, and a company called viddler (?) water
company will also sell it to you process takes about 30 days it’s a small amount of money
but it’s a one time lifetime situation.
Okay so this sounds like it could be a really great fit for some of you out there. So how

to show, it is an exceptional property it is 5 bedrooms 4 baths 4100 square feet, tremendous
home with the views everyone is talking about you look due west straight on to the gore.

Absolutely this is one of 30-40 properties I have listed at this point. And there are
about 13-1400 properties listed in Summit County at this point so this is the lowest
amount of inventory we’ve had in approximately 4-5 years.

35 years. So , seen a lot of changes, I remember when this ranch was developed. I’ve seen
a lot of interesting changes, mostly for the good, some prefer not to have seen, but mostly
for the good there’s a lot of changes happening in summit county.
