We're here at Mill Creek Ravine right now getting ready to go view some properties.
This is one of the greatest areas to buy in Real Estate in Edmonton, because well... the
values are always staying high, it doesn't matter where the market is at. There's something
called the Golden Triangle, that's zone 16, 17, 18, and part of 19, that's the River Valley
area, that's Mill Creek area and that really is the area around the University. All these
hot areas, a little bit more pricey, but you are never going to go wrong with these particular
areas. Well today what we are going to be doing is taking a look at condos and one of
the things REALTORĀ®'s do is we preview homes for people and make sure that we're looking
at the best stuff out there. When we take a look at condos we are taking a look at properties
that are underneath $300,000 so lets go, lets take a look! What are you waiting for, lets
go! now I just want to mention a few things about condos and condominiums and of course
the fees that go along with it, a lot of people think you know why should I do that? Well...lifestyle
is a big reason why people do it, there could be condo fees of say..three, four hundred
dollars or even more, but you gotta take a look at the whole picture. A lot of these
condo fees include utilities such as, heat and water and electricity. When you start
to calculate those things including you insurance, there's a little bit of write off's that go
along with it, I think that you will find that condominiums fees really aren't a big
thing, because they are usually part of your normal budget anyways, but people just don't
look at it that way. so when you take a look at condos, take a look at it a little bit
differently and understand that a lot of those fees already include some of the things you
are already paying for. So you know we are talking about downtown now as a condominium
purchase, you know should we or shouldn't we buy in downtown Edmonton? You know with
everything that is happening with of course the new Oilers coliseum going up and the museum
going up, so many things are happening downtown, it really is Edmonton's turn to make a change
for their downtown. So one of the things that you're really going to want to consider is,
what's my value going to be in about five years? I truly believe that downtown is one
of those areas that is really going to grow. So if you are considering buying a condominium
or you're buying just an investment property, really consider downtown, we've got wareshouse
condos that are really cool, um super highrises with a great River Valley views...all sorts
of things and you'd be really shocked at the prices, so again if you are considering getting
a condo consider downtown, great place to buy! Well we just went and took a look at
some civil enforcement deals, a couple of really good deals. Civil enforcements really
interesting because when you put an offer in on something you can never see the inside
of the home. You get great deals on them because...you know whatever it is listed at you can try
much lower, but you can't get inside, so I guess it is for the people who are okay taking
a few risks! But boy oh boy we've got to do some checking out on these ones, make sure
there are some good values, off to the computer we go! Well I stopped at Gallagher Park, I
just had to stop here, I love this area so much, of course this is where the Folk Festival
is, and you know if you are taling about lifestyle and condo living, this is one of the greatest
places, because if you can see behind me, there's so many condominium units all over
here. It's River Valley, it's downtown and it's Cloverdale all these areas, it's absolutely
wonderful! All these areas are at your fingertips, you can walk down the River Valley, excellent
restaurants, everything that you want! So if you want to see something here, all you
