It was late at night and I was counting sheep as you do. No wait, I was sawing some big
logs when I came up with the idea for this video. Hello, I'm Craig Woods, Broker at Royal
LePage Your Community Realty. In this episode we are going to look at one of the biggest
mistakes people make when selling their home. Then, we'll have a Did you know? segment,
and we'll finish off with a Craig, what do you recommend segment where I show you a unique
apple fritter. Some home sellers make the mistake of not
properly preparing their home to go on the market. The property needs to make a good
first impression. I compare this to a young lady being asked out on a first date. She
will probably do a number of things because she wants to make a good impression, Well,
it's the same with your home. If you want it to make a good first impression, there
are a number of things you would do to make it look and smell good. I actually recommend
you do what you would do if one of those popular magazines was coming over to photograph your
home. If your home has stayed current with the neighbourhood, this is not the time for
a major renovation. You'll only get a percentage of that money back. In the real world, sometimes
is not the time to really prep your home from top to bottom. In that case, I suggest you
work on curb appeal and first impression coming in the front door. Buyers often know if they
love a property within 2 minutes. If the highlight of your home is upstairs, it may be hard to
win them back if the main floor did not impress. I customize our approach with each property
and provide the needed advice to prepare your home to be listed for sale. It's time for
Did You Know? Hey, did you know it's legal for a REALTORĀ® in Ontario to advertise an
award without giving the source and date of that award? Yep, according to the Real Estate
Business and Brokers Act, the REALTORĀ® who is advertising an award or honour must state
the date and source of that award. There are other restrictions as well. But, if you are
working with a REALTORĀ® who has advertised an award and not put the date to it, you might
want to ask them why they are not complying with the law. For this episode of Craig, What

I'm sitting on a patio that overlooks the Grand River. This is an amazing place to hang
out on a summer afternoon and I like to get their famous apple fritter. Here at the Brown
Dog they actually take a whole slice of apple, batter it, deep fry it, and then cover it
