Hi Paul Fenech here from Stockdale & Leggo in Croydon, talking to you today regarding
why you select a certain agency. What would make your choice as a consumer, who you want
to choose and who you would look at, and why we feel at Stockdale & Leggo Croydon we're
well placed to handle all your real estate needs.
There are a number of simple facts, and ill go through them very quickly but we think
certainly marketing or internet strategy is very very important in today's day and age.
These days over 90 per cent of clients will go straight to the internet for their real
estate searches like as in car sales dot com or seek dot com for a job we are finding the
realestate is their first port of call and they do that consistently so our business
now is revolving around the internet and email strategies, very very important. A team as
well is important. In selecting an agency you don't just want to choose the one agent.
You're going to need an office with maybe eight to ten people as well and certainly
that's important because you've gotta have a team working the network. At Stockdale and
Leggo we have over eighty offices throughout the state so teamwork locally is important
and statewide as well. I talk about being open seven days a week.
These days people expect agencies to be open Saturday and Sunday and that we are. We have
open for inspections Saturday and Sunday. Some agencies dont do that we find a lot of
clients are busy on the Saturday and they want to come back through on the Sunday for
a first look or a second look so really important to be available also.
Negotiation skills once again any agent can sell a home for an average price but what
enables us to get the extreme price or the over and above price? Now, I cant sit here
after twenty five years experience and tell you it happens all the time but the potential
to have the ability to get more money is the key. With competition in our office with eight
to ten sales people that's going to make the difference as well but the negotiating skills
is the reason why you employ us. Otherwise you could sell the home yourself but at the
end of the day you want to know youve got the premium. I like to make sure when you
rest your head at night and put it on that pillow that you a able to exhaust every cent
from the marketplace. Also we are Auctioneers. We are trained professional
Auctioneers myself Chris and Vin all do Auctions in the office so if you want to Auction your
property and in a hot market with competitive low supply high demand auction is the way
to go as well. Also talk about experience. Ive seen most
things that have occurred in Real Estate so at the end of the day when negotiations are
difficult and you have a client or situation that you might need someone with a bit more
nouse, a bit more knowledge whose been in there before like the trained surgeon or the
experienced pilot you want to make sure you get to your destination. And you might be
saving a thousand dollars on a lesser agent or an inexperienced agent but it might cost
you ten or twenty or even fifty thousand if we dont handle it correctly.
