Hello! Jillian Batchelor with the Batchelor Group and I am coming to you today to explain
to you how to sell your home fast in this market. Number one, is going to be choosing
the right realtor. Do you know that the top 2% of all realtors in the entire country no
matter what city you’re located in, that they sell 90% of all real estate? That means
that the other 98% of realtors are only selling 10%. So you must choose a realtor who is in
that top 2% tier. Those realtors, they control the market. They have the largest market share.
So when you choose your realtor and you know you have a realtor in the top 2% of all realtors,
that agent is going to be able to advertise, market, get your home out there, and get you
the most money for the quickest time possible for your home.
Next, you want to make sure that you have an experienced realtor. The National Association
of Realtors estimates that an inexperienced realtor can cost you, the seller, 10% of your
purchase price when selling a home. So sometimes the cheapest, most inexperienced, inexpensive
realtor is not going to be the best. Ten percent, if you calculate that on your home value,
that’s a lot of money. Then it comes to marketing. What can your realtor do for you?
What is their marketing plan? How do they intend to sell your home? Here at the Batchelor
Group we intend to put every home listed on over 400 websites all over the Internet to
blast your home to potential buyers. Do you know that over 80% of buyers find their home
on the Internet? Why would you not want to be on every website that was possible?
Also we’re going to have virtual tours, broker opens, open houses, brochures, anything
it would take to get your home sold is what we’re committed to do for you as our clients.
Pricing, pricing is extremely important when you want to sell your home fast. Now that
doesn't mean you have to give away the farm, but you do want to price your home competitive
enough that you have more buyers through your property than not. The more foot traffic and
the more Internet traffic that you get on your home means more money in your pocket.
Then we have photos. At the Batchelor Group we will only take a minimum of 30 photos per
property. Some agents think four, five, six are great. That is not what the average Internet
savvy buyer is looking for in today’s market. Virtual tours, that’s going to increase
the activity, increasing the time that that buyer is going to spend on the Internet when
they are looking at your home specifically. Then networking, how is your agent going to
get it out to other realtors? Half the time your home is going to be sold by another realtor,
so that agent needs to have a networking circle of investors, maybe you want to rent your
home back. Buyers, maybe you want to sell it to family. Anybody here looking for, you
need to make sure that your agent has a networking circle and is able to get your home out there
not only to potential buyers but to other agents as well.
