Hello Baby Boomers, I've been expecting you! My name is Mark Renner and I'm from
Berkshire Hathaway Ambassador Real Estate. I'm a Senior Real Estate
Specialist and I've been voted the Outstanding Agent in Omaha, twice. Today
we're going to talk about when's the right time to downsize. I've done it! I've
downsized. I personally experienced the decisions that you are about to make or
in the middle of contemplating. I was born in 1946 and I'm on the leading edge
of the Baby Boomer generation. I raised my family in that great big house. I
experienced empty nesting with the agony and the joys that go with empty nesting.
I've downsized from my large family home and I moved to a smaller ranch. My
aging-in-place home. And I've expanded my lifestyle in my free time. We'll talk
some more about what downsizing really means but for the first time in
my life, I've had time to make great friends with my neighbors.
We have regular wine parties and hors d'oeuvre parties. When we travel, we take
each other to the airport and we pick each other up from the airport when we
come back. And we have yearly neighborhood parties and outings. So when
is the right time to downsize? To some people, downsizing means moving to a
smaller home in order to save on monthly expenses. To others,
downsizing means a change in lifestyle. Less yard work. Less maintenance items
and more time to spend with your grandchildren. And more time to travel.
There are many retirement communities in Florida and Arizona in California which
offer this downsizing lifestyle. But did you know you could accomplish almost the
same thing right here in Omaha? And be closer to your kids and grandkids! As you
make plans to downsize with distinction, there will, of course, be many emotional
decisions to make and lifestyle preferences to
consider. Once you have the answers, you can make a transition plan. When it is
comfortable and practical for you only you will know. As everyone's housing
needs are different. I have a list of questions that might help you decide
what you want and when is the right time. I have these questions of in the form of

right time to downsize? Let's talk about what some of the questions would be that
you want to consider. Do you want more time for leisure activities? Do you want more
time for travel? Do you want to lower your maintenance? Do you want to lower your
maintenance cost? Do you want to cash in on your equity to prepare for retirement?
Do you want to create greater family intimacy? Do you want to increase your
walking ability within your community? Do you want to increase transportation
efficiency? Do do you want to improve your ecological footprint? Do you want to reduce
cleaning time and effort from that big house to a smaller house? Do you want to respond to
health reasons? Perhaps it would be important for health reasons for you to
live on one level. Do you want to live closer to your children? Do you want to live
closer to your grandchildren? Is this in response to a divorce? Do you want to
prepare for retirement? Do you want to live more responsibly? Do you want to reduce
taxes? Do you want to declutter all the things you've accumulated over your life?
I've given a bunch of stuff to my kids. I said "please take it now, rather than
after I'm gone." And it gave me more space in my own home and when I downsized from
the large home. I didn't have enough room for all
that stuff I'd accumulated in that larger house. Do you want to join an active
community? You know, an active neighborhood like I talked about - the
neighborhood that I was in - cocktail parties and things that we
have. Do you want to join a community surrounding with
recreational services such as a community pool, golfing,
etc.? Only you will know when the right time to downsize is. But these are some
important considerations that you need to think about. Contact me to get this
