How can title forensics
help you solve your problem or come up with the answers for your particular
real estate question
this is Dave at titlesearch.com and what is the difference between
title forensics and a title search well the easy answer is a title search is a
two-dimensional
report and title forensics is three-dimensional no you don't need any
special glasses to read it
it simply gives context to the events
that created your property title in addition to
the fact that you own a property may have a mortgage or there may be
liens against it the events which went into creating that
property title history are important it may disclose
incorrect or improper processes and it may disclose
other parties which were involved in creating
certain claims against property for example if an attorney
was also part in lending process that may not be represented
correctly remember all the attorneys they were involved with creating
that closing rest on your property were higher by
the lender the seller or maybe even the title insurance company
probably not hired by you remember you as a homeowner
did not create any of the documents that you signed up their closing
all those documents were created by other third parties so you want to make
sure that you audit
those and make sure they are handled correctly some cases title forensics
will demonstrate that a mortgage some mortgage irregularity by a lender
or that that mortgage may not even be properly vested title forensics
