the topic is how tough should you be if there's a problem with your inspection
report
every lesson I've seen, learned
or heard of when dealing with inspection reports is
get the deal done. Whatever you gotta do
to appease the buyer even if it means giving them a thousand dollars more money
or even five or eight thousand dollars more money depending on the size of
your deal
you will find that that negotiation is bettered
take that deal and work it out than not and here's the reason why
the same situation is gonna come up on the next inspection report
if they found an issue the next building inspector will find the same issue but
the next time
you're gonna have to disclose it so let's say
the inspector said I see six pin holes on your roof you've got a tile roof which
is a forty thousand dollar roof
you've got small, six more leaks, and you go I"'m not fixing that
it's gonna cost three thousand dollars that's just too much money!"
well guess what you get to redo your sellers disclosure
and upload it to your broker your agent or whoever's handling
your listing because you now know you've got six leaks in your roof
so you have to disclose that. Well you've just lost a lot of money right there
because either you are you gonna fix a 40,000 dollar roof
OR you're going to have to negotiate that out with the next buyer and their not
going to be as friendly likely as the first buyer
so my point is that you've been told you have an issue
that issue is not go away. Find a remedy for it!
Be as tough as you can but if they say no we're walking
think more than twice before you say well then leave because
I guarantee you a week later you're gonna go, "Man, I wish I had that deal back."
So my advice on negotiating inspection reports is
be very lenient with the buyer recognize it's your home
these are your problems they're not making up the stuff now granted
some of it's petty I mean you know the report costs $250 to $400 dollars for the
building inspector report
sometimes they'll make a request for five hundred dollars just to cover the cost
of their report
that's not what I'm talking about here i'm talking about $1500, $2000, $4000, $5000
for real issues
that aren't going to go away and some of them are issues you're gonna have to you
you know
change your seller's disclosure now that you're aware of it because THAT
inspection report is a known event now, other realtors have
it, you were told of it, so it's out there somewhere so you need to now
disclose that so that's why you wanna be very aggressive and get those things done
so that's my take on how you should handle the inspection report.
