Welcome to the top five tips when hiring a Cincinnati Commercial Appraiser
This is brought to you by Cincinnati Commercial Appraisers .com
Tip # 1. Look for an appraiser that specializes in your area.
If the property is a general commercial building and isn't a special use
property
there's no reason to hire and out of state appraisal company. In addition,
an appraiser who specializes in your area would know about local factors that
contribute to the overall market conditions of your property tax, whereas
as an appraiser from another state may not be as knowledgeable.
Tip # 2. Consider The Appraiser's Years of Experience
the appraisal profession is a difficult one and usually takes a minimum of five
years
Tip # 3: Make Sure The Appraiser Is Well Qualified
A commercial real estate appraiser must have a certified general license which
requires more education
and a minimum number of commercial experience than in residential appraiser.
Also, all appraisers must be USPAP compliant.
Tip #4: Ask for a copy of their resume and experience
Every appraiser has a qualification sheet that provides
background on the types of properties, education
licensing and associations. Tip # 5: Don't let fees sway you
the old saying you get what you pay for often applies to commercial real estate
appraisals
When getting a bid, always consider the type a report you'll be receiving
and turn around time. Don't hire an appraiser just based on the fee.
Oftentimes the lowest fee does not always result into a credible
quality appraisal report. Cincinnati has many professional appraisers, so take the
time to interview them
and make wise choices. I hope you enjoy our tips.
