Hello, I am Don Johnson with the Don Johnson Real Estate Team @ Keller Williams and thank
you for viewing part 5 of 7 in our FSBO coaching series. Today, I will be discussing a very
important aspect of home selling, I call it the "putting your best brick forward" stage.
You may know it as, preparing or staging your home to sell!
In today's market, your home must have a very competitive price AND great curb and interior
appeal in order to get showings and offers. The goal is to maximize space and flow while
allowing a buyer to see the highest potential in any give room. Try and recall what attracted
you to the home. Was it the neighborhood pool? Immaculate landscaping? Open floor plan?
- Visit a comparable home or homes in the neighborhood that have recently sold and if
possible, ask the new owners(neighbors) what appealed to them about the exterior and interior
of the home. - Fresh paint, clean carpet, and fresh caulking
are expected in today's market. - Next, compare and contrast your homes, yard,
quality of paint and paint job, concrete and/or driveway cleanliness, plant types and quality(seasonality),
decking quality and cleanliness, etc. to recently sold homes in your neighborhood.
- Bottom line, recall when you first bought the home you are selling…what appealed to
you about the neighborhood, yard and home interior?
- Hire a professional stager - depending on your needs, a professional stager can cost
you from $300 an up. They can provide you with an initial consultation and give you
recommendations and/or take you shopping or do all of the above within their team. Of
course, the price will vary by stager. - Research the internet for ideas, for example
HGTV.com or homestagingchannel.com have great ideas and visuals on staging bonus rooms,
living rooms, bath rooms, and kitchen. The key is to give the impression that your home
is an "open canvas" for the next buyer. - Or, check out publications for home design
and decorating ideas. - Have a home inspection done so that your
home is ready for move in! Advertise the fact that your home has been inspected, repairs
made and is move-in ready!
Okay that concludes our fifth session. Let's review some key take aways for session 5.
The last thing you want to do, is make the buyer feel as though, they will need to make
investments in cleaning, fixing or repairing the home in order to move in. If so, be prepared
to adjust your price accordingly. And lastly, review your marketing plan and adjust, if
necessary!
