So there's a lot of things that homeowners can do to add value to their home without
going crazy. Some of the basics include, we all know, granite or stone counter tops. Why?
Because they wear well over time. If you just try to save money and do a laminate counter
top, it never works out well in the long run. It will probably last, maybe a year so stone
counter tops are always a must.
The other thing that's really important is to tone down the colors in your home. You
want something that really speaks to who you are, but at the same time you don't need red
in the bedroom. Red in the bedroom is never good. But red in the dining room, maybe above
a chair rail, and thinnk woodwork and molding. Molding is wood that you find around door
frames and also around windows. But guess what? You can also create architectural interest
in your home by adding molding, so sometimes a really simple chair rail that wraps around
a dining room or even a living room is really helpful.
Another thing is hardwood floors. Hardwood floors are really easy to achieve nowadays.
I always like to go for something a little bit more real, but it costs money. So if you
want the same look for less, but still want to add value then sometimes a pergo floor
or a floating floor; which is a thinner laminate that looks like wood; it floats right above
any surface that you have on your floor. So, so far we have wood floors. We have stone
counter tops in the bathroom and in the kitchen. Colors that are on your walls that are neutral,
but still say who you are.
Also pay attention to appliances. Appliances are really big. People will always look for
what your appliances say to them. When shopping for a home, even when you're changing out
your financing for the house, they always look at the appliances, so kitchen appliances,
stainless steel bathroom fixtures. If you spend more money; and it doesn't have to be
a ton; but a little bit more money in the kitchen and the bathroom. Then pay attention
to the molding and the floors and counter tops. You're always going to do well and you're
always going to add value to your home. Those are the basics. Everything else, just add
on a personal whim. You don't even have to spend a ton of money and then you could change
those out as you go on.
