Peter Kelaher: Hi, I'm Peter Kelaher, director of PK Property, Sydney's largest buyers' agents,
which I started in 1997. A lot of people say to me, "Why do I need a buyers' agent? I can
negotiate property. I negotiate every day in my job. I've got time to search, et cetera,
et cetera." One of the most important things about a buyers' agent is that we can actually
be buying anything from 10, 15, 20 properties a month, and it's just about experience, how
to deal with the agents, work out a property's value, and keep the emotion out of the equation
to get the lowest possible price on our client's side.
It's so important when you're thinking about hiring a buyers' agent that you get someone
that is experienced in the area and has done a lot of property transactions. We've done
over like 1,500 transactions now. We've bought approximately around about $2 billion in the
last 15 years. So we've definitely got the experience there in regards to helping you
both search and negotiate a property.
I think one of the really important things, too, is on the silent sale side, there's a
lot of properties that come to us that you'll never find on the Internet or you'll never
find in the paper. That's really important, to cover that market, because when we do find
a silent sale, the great thing about it is, is that in most cases, you don't have any
competition up against you to force the price up.
Buyers' agents should, in most cases, save you a lot more than what they actually charge
you. Not only that, they'll do all the work. When you're dealing with auction properties
and you've haven't got a price attached to that property or you don't know in regards
to what price is going to actually end up at the auction on that property, you
get into a situation where you can go to the auction and the first bid can be $100,000
over what the agents told you.You'll spend money on pests and building, solicitors, and
just waste a whole lot of time for nothing.
