Hello everyone, my name is Brad Larsen with Larsen Properties, and with today's video,
I want to talk a little bit more about what San Antonio Property Management costs? The big questions is--what does it cost?
What does it cost to rent my home out?
So, what we're going to talk about in the San Antonio market is what you will find a typical cost
in shopping around for San Antonio Property Managers.
What you're going to see is some type of upfront fee, some times as high as 50%.
We've seen as high as one month's rent upfront,
and then the other monthly percentage, or monthly fee, after that or on top of that upfront fee.
Typically, 10% is what we see; we've seen it at sometimes $100 flat fee.
So once you start tolling up those fees for a year or two years, they sometimes get astronomical.
Another thing you want to be aware of is there's typically going to be a leasing fee,
where that fee is going to be charged to the owner when a tenant's agent comes
and brings them the tenant that actually applies and gets approved for the home.
It's typically at around $200 or $400 on average.
Some folks try to charge a lot less on the leasing fee which you got to watch out for,
because if you're paying a tenant's agent $50, they're not going to show your home,
So, it's pretty much common sense.
Another thing that you're going to be aware of is the renewal fees.
So, when a tenant signs for a one-year lease agreement, after that 12 months go by, and they want to renew,
they're going to do a walk through, do an inspection, and do a renewal, at that point,
the owner will be hit with the renewal fee.
When those renewal fees stack on top of that monthly percentage or that monthly fee,
the renewal sometimes get a little expensive.
So in contrast, I'm going to talk to you a little about what we do.
We charge a one month's flat fee for the first 12 month's lease equivalent.
So, if that tenant comes and rents your home for $1500 on a 12 month lease agreement--we charge $1500.
If there's a leasing fee involved, we only pay that out if another agent, brings us that tenant.
That's only if they bring us that tenant.
Also, one last thing to go on before I shut this video down
is the renewal fee--this is pretty important.
We charge three quarters of one month's rent for the next 12 months.
So we're actually giving you a 25% discount on the renewal fee,
so in contrast other property managers will you 10% each time,
and then you renew and they hit you with a renewal fee.
So, it gets more expensive when that tenant renews; in contrast we get less expensive.
I mean, it's just common sense, it's less work for us, we already have the tenant in place,
we don't have to go to the move-out procedures. We do an inspection walk-through, and if everything looks good,
we're going to go an do the renewal for the next 12 months, or we're going to negotiate for how long.
So, that's a little bit about what San Antonio Property Management will cost in the San Antonio Market.
