Hi, this is Steven from Roofer911. I'm at a home here in Fairfax County Virginia that
needs a window leak repair. When you look at this picture, where you see the blue line
that’s where the water stain is located inside their home and is settling all the
way down into the basement. I asked the homeowner, when does this leak
normally occur and she said, only when there's a wind-driven rain blowing towards the back
of the house. So, immediately I had a very good idea that the source of the problem was
where the metal roof meets up against the brick wall or possible hairline fractures
to inside corners of these windows. When I checked the flashing up against the
wall, everything was sealed very tightly, no problems there at all but when I went inside
the home I noticed there was 1" of snow that was built-up on the sill. Once the temperature
starts to warm, the snow will melt and the water seeps in through the fractures.
The fractures normally occur during normal expansion and contraction of the home or when
the window was first initially installed the contractor may have been very rough installing
the window and by doing so he may have caused the fractures that way.
This is a very simple fix and a homeowner who is a do-it-yourselfer can very easily
do this repair himself. So, what I recommend is, go to Home Depot or Lowes and buy a product
called Geocel Trypolymer sealant and the first thing you need to do is brush away this snow
from the sill to both corners here and I would also seal this window here because this could
eventually cause a leak on the other side of the bump-out. Once the snow is removed,
dry the area really well and just seal this area with Geocel Trypolymer sealant. Next,
take your finger and trowel the sealant into place. Leave the window slightly open about
1/4" for about two weeks because if you shut it too soon, you'll never open it again.
