Well New York is very fortunate. New York has really bucked the trend of the national
housing economy. We went down fast, but we came back just as fast and there are many
segments of the national housing market that have seen a long, drawn out, recovery. Uh,
I think that New York bucks the trend partially because we have such a large group of buyers
that are vying to live in New York City. We are also a vertical city, so we can only go
up. We can't really go out or we would end up in the water, so while the national housing
economy is in the news everyday I think and now always in a positive light, those who
know New York, or start to look for a home here, realize we're very different. And they
very quickly or they're unable to buy.
