bjbj Step 3 - Selling your house - Pricing Pricing is by far the most important step
in selling your house. However, this is very tricky. You want to get the highest price
possible without scaring everyone away. The most qualified opinion on what your house
is worth is not the owner, not the real estate agent and not the appraiser. It is the Utah
real estate market. Regardless of how shiny your real estate agent's shoes are or how
well they say they can market, they do not have any say over what price your house will
sell. Far too often, sellers will choose a real estate agent, not based on their skills
or knowledge, but by how high they are willing to list the seller's home. Sellers think that
listing their home high will give them more profit in the end. Fact is, if a home is overpriced,
then it will sit on the market without any showings. Then after months and months of
badgering from the listing agent, who listed it high in the first place, you decide to
lower the price to the correct price. But now, it has been on the market for months
and the buyers, who are interested, will think that something must be wrong with this house
because it hasn't sold. When hiring a Utah real estate agent, hire your agent based on
experience and skill, not how high they will list it. Once you decide on an agent that
will best represent you, then talk about the house price. If you decide to sell by yourself,
then ensure that you can market to thousands of people, so the ten people that interested
will at least produce one offer. Getting offers is purely a numbers game of demographics.
To price your home go back to Step 1 and think like a buyer. Find all the homes for sale
in your area and rank them according to which house you would buy first based on price and
quality. Now assign a value and quality (be as honest as you can) to your house and then
compare against your list. If your house is at the top of the list, then it will sell
quickly. If it is at the bottom, then it won't sell. Depending on where your house is in
the list will determine how long it will take to sell. However, if the home is not marketed
properly, then it won't matter what you price it at if no one can find it. If the market
price is not high enough for you to sell then plan on extra time for your house to sell.
In up markets, prices will eventually catch up to your house price. In down markets, you
will not have any showings or offers. If you are truly wanting to sell in the next few
months, then list the home at reasonable price. However be careful, homes that sit on the
market for more than six months are seen as less valuable to Utah buyers because no one
