This is the continuation of our blog posts with radon in real estate
And specifically in the state of Minnesota
Want to talk today to sellers who are thinking about selling in Minnesota
Telling you a little bit about what the radon disclosures are required to do
And why it's important
If you take a jump back in the playlist if you will
There is a specific blog about the disclosures and I talk about what questions you have to
ask
Or excuse me
What questions you have to answer as a seller
And tell the difference between the disclosure alternatives and stuff like that
So you know as a seller you're going oh gees why do I have to deal with this
The fundamental thing is with anything in the disclosures
Is you owe it to the buyers to say hey here's what I know about the house
You're not
You know you're not saying oh the house is a bad house
The house is a horrible
You know it's got this and that and there's you know a nail hole here
And you know we hung a picture here and there's you know
It's not like that
It's put yourself in the eyes
In the place of a buyer and say would you think this would be important for them to
know
About the house
You know in the disclosures we talk about you know what's the age of the roof
And you know all of those things
Are the appliances in working order
All of those things
Good pieces of information that you should
You would want to know if you were the buyer
So actually radon is kind of the same sort of situation
So as a seller if you've ever tested for radon
You need to say that
You need to let
You need to let the perspective buyers know that hey you know we did
Or we didn't test for radon
If we did test for radon
Here was the results of that
We're starting to see some of it right now you know
We'll talk a little bit more about different testing methods
But there are some folks
That you know just did the simple tests that you can you buy at your home improvement stores
And things like that
That don't really give necessarily great results
And there's some people that are questioned whether they're you know
You could tamper with them and you know make the tests inaccurate
That type of stuff
But you need to disclose it and more importantly you know if you did have a high reading
At one point and you did put in some mitigation controls
And I'm teasing you a little bit
Because we'll talk about mitigation controls here in another blog post
And you need to let people know that what's going on and all of those things
Those are required things to do
Not a difficult thing at all by all means because you know if you never tested
You never tested and if you did
You did and so you check the appropriate boxes and you let people know
So this is my ongoing saga about radon in real estate
Specifically for the sellers
