They're very loving.

but they each have their different personalities.
They often take care of each other,
and you can see by the way they talk to each other
that they really love each other.

if not in our yard,
so we're able to go for walks and just enjoy the outdoors.

I found them a great house
that was built with a family in mind.

because this place is on the market for $1,015,000.
So, why are we here?
It's really just bringing you out of the clouds
and making you realize, for everything on your wish list,
you can't afford that in this neighborhood, move-in-ready.
We can find you houses that would work for you
that have all the space that you need,
but they're not renovated, they're not move-in-ready.
So we have to be willing to look at those houses,
then Jonathan can come do the work that needs to be done.
I've lined up some great showings,
and I want to start right away.
We're gonna have a lot of work ahead of us,
but we will find you a great house for your family.

The ceiling looks a bit odd, with some of the angles.
It's got to be ducting running from upstairs
or something like that, maybe plumbing, even.

which is more than enough for you guys.

Now, over here in the dining room --
this isn't exactly my choice for a table
to make this an impressive space,
but I think it's a good area to work with.
I think that this wall
dividing the dining room from the kitchen should go.

So, either we bump this back about three or four feet,

And that is how we get rid of the railing.
JONATHAN: It's gonna be challenging,
getting this renovation done with the kids living here.
DANIELLE: Yeah, it's crazy upstairs,
being crammed in one room,
and then we've got all the construction still going on.
There's dust everywhere.
It manages to get in every room of the house.
It's covering everything.
And as you can see, they're high-energy children.
There's no brakes.
[ Whirring ]
Hey, Chad, Danielle, you want to come down for a sec?
This is the concern I have in here.
I told you when we walked through
that I wasn't a fan of this bulkhead coming down
because I don't like having that corner exposed.
Our HVAC guy said that if we want to remove that,
it's probably gonna cost us about $3,000 or $4,000
because he has to reroute all of that HVAC in order to do it.
We don't have the $3,000 in our budget,
so there's nothing we can do.
We're stuck with it.
JONATHAN: Keeping the bulkhead
means somehow we're gonna have to connect the vent pipe up
from that joist cavity there to this pipe here.
And the only way that we can really do that, he thinks,
is to drop it down,
create another bulkhead running across,
go up into this joist cavity,
run it across, drop it down, and connect it.
So, that means that we would now have
this bulkhead and a new one over here.
Totally irritated. Don't like one.
Definitely don't like two of them.
Now, I could put a couple small lights in there
so that it looks like a feature,
it almost looks like something we built in
to illuminate the chalkboard that's gonna be there.
But we did close off the window,
so you will have your privacy.
That was important to you.
No neighbors.
And then putting in the brand-new windows --
sound barrier and an insulating factor.
You can see that we raised these windows up, as well,
to accommodate having cabinetry around here.
And because we were raising them up,
we also had to patch the siding on the outsides.
I like to pace my bad news.
And probably the biggest news I have today is --
I can't take out that fireplace.
I know how much you've said
that you want to get rid of this fireplace,
you don't like the idea of having it in here.
It's just gonna cost us so much money to remove
because this chimney goes all the way up,
right through the roof,
and down below, it's also structured underneath.
So it goes all the way down to support it.
So, we would have thousands of dollars of demolition,
first of all, to do.
Then we would have to patch each floor at each level,
and then we'd also have to patch on the roof.
There's a lot of work that goes in
to just taking this out of here.
Is it normal to have a fireplace in a kids' playroom?
We'll clean it up. We'll paint it.
We'll do something so that
it's not gonna take away cosmetically from the space.
I don't want to spend the money,
and I like creating that value or keeping that value
that's already here with the fireplace.
It takes up a lot of space.
It's just there in the middle of the room, doing nothing.
It basically either all has to come out
or it all has to stay and we pretty it up.
All right.
Let's pretty it up.
JONATHAN: Danielle may not be happy about the fireplace
in the kids' playroom,
but I think she's gonna love the update to the fireplace
in the living room.
We're covering the existing brick with drywall
so it's all ready to re-face with slate.
It's gonna look great.
The plumbing for the new kitchen is almost done,
and I have some great news
that I think will get Danielle back on side.
Danielle and Chad were really disappointed
about the bulkheads, so I went back to my HVAC guy,
and we figured out a cost-effective way
to run the ducts upstairs
so that we did not have to do it through the kitchen.
All right, if you want to see what it looks like
to have walls and a ceiling --
and you didn't like the idea of having one,
let alone two, bulkheads.
We found another way to run the ducting upstairs
so we didn't have to accommodate with a bulkhead down here.
So, now, once it's finished,
everything's gonna be nice and clean.
Love it. Very happy.
I aim to please.
I know there were concerns
about whether or not we even had enough room for an island,
and it's pretty tight.
Will you be able to get through on either side still?

The kids and I are upstairs most of the time in one room.
CHAD: Yeah, it's impossible to live in the house
while the work is going on
and not have a look once in a while.
I have to walk through either to take the dog out,
to do the laundry.
There's always an excuse for me
to have to come through and have a peek
at what's happening on a daily basis.
One of the biggest problems with having homeowners
that are living in the reno
is they come down and they sneak a peek.
Danielle was so disappointed
about having to keep the playroom fireplace,
that I found the money in the budget
for a gas insert to make it safer and prettier,
and it was supposed to be a surprise.
We have officially converted this over to a gas fireplace.
And it's cool because it's completely remote-controlled.
So, if you don't want the kids to be able to turn it on,
you just take the remote away.
And if you're really concerned,
we could always just shut the gas off there
so that it's not even gonna have any chance of turning on
unless you want it on.
And then when you throw in a vent...
Boom. And you have instant heat.
It's beautiful, almost a little too beautiful for a playroom,
more suitable for a living room, perhaps.
Why don't we take a look at the other fireplace?
'Cause there's a little more work happening there.
We've completely enclosed the old stone
that you said you hated,
and then, of course, we'll now have the ability
to put a new stone or tile around.
In fact, this is what I'm thinking of doing here.
I don't like it.

But keep in mind, too,
that everything else that we're painting out
is gonna be done in a nice off-white,
kind of like a cloud white.
And then you're gonna have cushions on either side here
so you can sit by the fire.

After seeing the amazing fireplace

I know that we're gonna have a problem on our hands.

and I'm really looking for savings in the budget,
but we're right at the max.
Luckily, the kids are really pulling together,
and they're pitching in
to do the landscaping outside for free.
They've been such troupers.

we went with prefab shelving, but the problem is
we're restricted as to what we can do with it.
So I'm thinking we'll take the second set of shelves,
put it in front of the first.

but now I have to come up with a solution for the other side.
JONATHAN: Now I'm gonna have to kick you out.
I'll have this place under control,
and then when you come back, it's gonna be completely done.
It'll look incredible.
DANIELLE: I'm not sure
why Jonathan would want to kick us out, anyway.
Well, you sneak into the garage. You open up their boxes.

One thing you pointed out that you didn't like
was that bulkhead that was across the dining- room wall there.
We were fortunately able to get rid of that.
So now you have a bulkhead-free dining room.

It's so open. You can see right through it.
There's no weird obstacles in the way.
The only weird obstacle in the way is Jonathan,
but when he moves back,
you can see this is a huge open space.
This is the perfect home for entertaining.
Do you remember what was impeding that view before?
There was a wall right here before,
so you felt the dining room was cramped,
and even on the other side,
by opening up and putting the glass railing,
now it feels incredibly wide.
It's -- It's amazing.
You didn't think this room was gonna be big enough,
but taking down that wall makes all the difference.
And now you've got the space you need
for those big family dinners.
You have some elegance in the chairs,
you have the rustic wood in your table,
and you have this beautiful chandelier
that just sets the mood for this dining space.
Well, let's move into the kitchen.
This is a chef's dream.

I can't believe it.
CHAD: It's incredible.
This is, in my opinion, the perfect kitchen
because everything that you asked for
we made sure you had in here.
You wanted to have lots of counter space,
and this island is phenomenal -- lots of room on either side.
And look at the seating that you have here, too --
one for each kid.
Perfect.
And I love that you have
a butcher block over here,
and then you have the stone counter around the outside edge.
And having the marble tile, as well,
in that design
brings a lot of classic elegance to the kitchen.
DANIELLE: I've never seen a house this nice.
I'm really glad you like it.
I mean, you did not believe me when we first saw it --
how dated this place was -- that it would work.
But I knew that I could turn it into your dream,
and it's a much better layout for your family's lifestyle.
You have all the natural light pouring in.
Before, you had the sink on the side,
with that window over here, and you didn't like that.
You thought it was a privacy issue.
So, does this work better for you?
Oh, it's great.

Oh, the kids are out there playing already.
This is why we bought this house.

What Jonathan has done is he's switched off the gas.
So it's safe for the kids right now.
They will never accidentally turn it on.
And once they're old enough, you can turn the gas back on,
and then you have another useful fireplace.
It looks really good.
JONATHAN: You didn't like the fireplace,
so I originally designed it without.
But, you know, keeping it in here, in the end,
it turned out really well,
and especially with that gas insert,
it adds a lot of value in the long run.
Well, I want to see what the kids think.
So, they're waiting out back. Why don't you bring them in?

I thought, you know, at the very end,
we had a little bit extra left
'cause we did a great job at saving.
So I finished this space off for you -- mudroom.
Perfect. This is exactly what we wanted in this room.

are thrilled to get their house back.
I can't imagine living in a reno zone with three kids.
But now that the work's done,
it's playtime for the whole family.
They may have paid a little more
than they wanted for their new home,
but they still got it under list price.
There was a lot to accomplish within the reno budget,
and I'm sure that the family
felt six weeks would take forever.
But Jonathan got the house all done on time and on budget.
That playroom looks awesome, such a fun space.
