Lesley Lambert – First Time Homebuyer Video
Hi everybody. I wanted to take a moment to talk to you a little bit about first time
home buyers. In this market, if you are a first time homebuyer with good credit, it
is the absolute greatest time for you to get into the real estate market. These rates are
wonderful. So, it’s been 20 years since I’ve been
in real estate and I’ve spend a good deal of that time helping first time home buyers.
In fact, it’s one of my favorite things to do. Not only is it very rewarding, to help
someone get into their first home, it’s just fun. I love education, I love teaching
my buyers about the process. I love spending time with them and getting to know them b/c
You do spend more time usually with a first time home buyer than you do with an experienced
home buyer. I’m going to connect you to a link in this blog to a story about a couple
of weekends ago the day, I spent with some buyers I’m working with now. Pretty funny
stuff. The first thing I always recommend my first
time home buyers to do is to get in touch with a good lender. You want to be pre-approved
for a number of reasons. The first is obviously to make sure you’re able to complete the
sale. But sometimes, more importantly, you want to know how much home you can or want
to afford. You might not want to buy a home for as much as you can get qualified for.
You may prefer a lower monthly payment. It’s your first home, so I always recommend to
my homebuyers that you should find a level that you are comfortable with. Don’t go
for the most, go for what feels good. That you know you’re going to be in there, have
enough money to take care of all of your other needs. It’s your first home, get used to
this and then move up to a more of a dream home – your 2nd, 3rd, 4th or 5th time. It
took me 4 homes to get to mine. So you’ve got your pre approval letter,
you know what your price range is. It’s time to choose your realtor. And you want
choose a realtor that’s going to spend a lot of time educating you. My buyers come
in and sit down with me for spend about 45 minutes to an hour for a buyer’s agency
consultation where we review the whole process. I give them a packet with the paperwork that
they’re going to be experiencing throughout the process so that they can look at it at
home and familiarize themselves with it. Once we’ve done that consultation, it’s
time to go out on our showings. My method, I call it ‘Blitzkrieg” – I like to go
out and show as many houses in one day the first time we’re out as possible. It accomplishes
a couple of things. The first thing is the first time homebuyers always want to see everything
they possibly can see and I don’t blame them. If I were a first time home buyer, not
knowing what I wanted yet, that’s what I would do. And it is what I did do. So we go
out and we look at 10-15 homes in a day and at the end of that day, they are educated
about the market, and I am educated about them. I know what they are looking for in
a home and we can start to narrow down the search. Maybe they really thought they really
wanted a fixer upper but every one we went into, they said “Ugh, too much work!”
I just start refining our search from that point on. And then the following, consecutive
days of showings, I am weeding out some of the houses that I already know that they would
have no interest in. Once we’ve found the right house, you’ve
got a whole series of things that pop up afterwards and I’ll go into more detail in another
video about those including inspections, attorneys and paperwork. But the key for the first time
home buyer is to rely on their buyer’s agent to guide them for the timing of everything
because it really critical to stay on time. So we’ll talk about those items in more
