Understanding your real estate contract. If you're buying or selling a home in Alberta,
you're gonna be signing a contract, and it's really important for you to remember that
this is a legally binding document. This isn't just a form to get or give a house away. But
it's legally binding and you're gonna be responsible, legally, for everything that's in it. What
does that mean for you? One: Make sure that you remember to put in everything that's supposed
to happen on the transaction. So if someone makes a promise that they're gonna fix a roof,
or repair a window, make sure that it's in the contract for them to do that. Two: Make
sure that you understand all the parts of it. So if you're waiving a condition, you
need to know once that condition is waived, you are now legally part of that contract
and have to follow it. If you don't waive your con conditions, then you're gonna have
the ability to walk away from the contract, and it's as if it never existed.
