Bella Investment Group Community Lease script
I want to first welcome you to a Bella Investment Group community and your new home. We want
you to know that all of us here look forward to your residency with us.
I am going to go through some highlights of your apartment home lease with you, highlighting
only certain areas, but it is your responsibility to read through the lease in its entirety
as you are responsible for all areas in the lease agreement. After I go through this with
you, all lease signers will sign and initial.
Your lease agreement is for this apartment number, at this address and begins on this
date and ends on this date.
The lease signers are stated here and the occupants of the lease are stated here.
Your rent and any other charges are here. This is the total monthly charge due each
month on or before the first of each month. Any deposits or fees you have paid are stated
here.
If you do not fulfill the lease term for any reason, you will be charged the termination
fee here, and will have to pay back the concession you were given at your move in, if applicable.
If such a situation arises that you cannot fulfill your lease, please start with contacting
our office so we can direct you to your obligations in this matter.
Your rent is due on the first day of the month; you have the first, second and third to pay
without late fees however on the fourth day - regardless of if the office is open or not-
late fees begin. A $50.00 fee is charged on the fourth, and then $5.00 per day until payment
received in full.
Access to your apartment requires a two day written notice from our office; this would
not apply in an emergency, such as, pipes breaking in an adjacent apartment. You will
be notified of such an occurrence.
Notice of intent to vacate -- Your lease does not automatically end and you must give
a written 30 day notice to vacate the month PRIOR to your lease ending or sign a new lease
prior to your lease expiration. For example, if your lease ends in May, you must give your
notice in April. If you do not renew or give notice to vacate you go into Hold Over
status and your rent will increase.
Early lease termination reiterates the special provisions paragraph on the front page.
Release of security deposit outlines your requirements if you paid a refundable deposit.
If you chose Sure Deposit, you will receive a bill from us with any charges due. Any security
deposit refund check will be made payable to the name listed here.
Condition of Premises: We are providing you with a checklist to fill out and turn in which
gives you the opportunity to make notes of any items in the apartment that you wish to
document. I will go over that in greater detail with you in a moment.
Arizona Landlord Tenant Act: This is a document that is the basis of how we operate as a Landlord,
and outlines your responsibilities as a Resident. There is one in our office and you may also
find it online.
Here you will sign you have read and agree to all the terms within this lease agreement
and addendums. Please read this page and note our Home Office address.
Occupancy: The apartment is for those of you who are on the lease. You may have up to 2
guests, and they need to be registered with the office. If they wish to live with you,
they need to submit applications, and be added to your lease.
Conduct: No parties, no loud music, please be very aware of your neighbors and if your
actions may disturb them. You are also held responsible for the actions of your guests.
Grounds: Please dispose of your trash in the proper receptacles. Not in the laundry rooms/picnic
areas or common areas.
Packages: We do accept packages for you in the office if they are too big for your mailbox.
Installation of Equipment: Nothing may be added/installed onto the building or apartment,
if there is something you need, please check with us first.
Windows/Patios: Only patio furniture is allowed and only where it does not create an obstruction
to the walkway. You may add curtains on the inside, but we need to see the blinds from
the outside. No flags, décor or foil in the windows.
Animals: You may not bring an animal on the property, nor may your guests unless you have
paid the animal fees and the pet is registered to your apartment on the lease. You may not
"animal sit" even for a day if the pet is not on your lease. Your pet may not be
in other apartments unless it is a Service Animal. Animals are not allowed in shared
living unless ALL roommates have approved it. Please be sure to keep you approved pet
on a leash at all times when not in your apartment and always pick up after your pet.
Vehicles : You must keep your vehicles in good working order and the registration up
to date. There is no working on vehicles on the property.
Barbeques: We are on a ban for charcoal currently. It is fire season here most of the year, so
please be aware of prohibited areas and methods of BBQ throughout the year. When You can have
a BBQ, but must take it 5 feet out from the building in order to use it. There are often
additional BBQ restrictions in place during fire season. Please check with the office
on these restrictions.
Pool/Spa/Fitness: These areas have rules posted and you and your guests are expected to observe
these rules. You must accompany your guests when using these areas.
Drug and Crime Free: We work closely with the police department
to take care of any issues that may arise. We ask that if you see, hear, smell, or suspect
any suspicious activity that you call local dispatch and report to us as well. We do not
tolerate criminal behavior.
Utility: This is to verify that you understand that you are responsible for your utilities
both to us and to any outside vendor. Additionally, Utilities run 6 weeks plus behind. You will
not get a utility bill on your first billing statement and when you move out, you will
have to pay a final utility bill that is for 6 weeks plus of service.
Medical Marijuana: This covers the obligations if you carry the Medical Marijuana card issued
by the State of Arizona . If you have a card issued by the State, you must provide a copy
to the office prior to use.
Pest Control: You will need to check the box that applies here concerning bed bugs. The
first states that you do not have bed bugs and have not had them at your prior residence.
The second box states that you have had bed bugs and that you have taken proper steps
with a professional to treat the issue. This also outlines what steps to take should an
infestation occur.
HPPP -- This is an option we may offer at your community. If you are purchasing a home,
it costs 99.00 and you have to fulfill at least 4 months of the lease and give a 60
day notice. You will also have to provide the closing statement of your home. You would
sign here if to decline this program.
You have been giving a lot of information today and are probably excited to get moving.
