Once the contract is signed, expect a large packet from title and escrow.
Your purchase contract will probably specify a 17-day contingency period. This is when
your home inspection and appraisal will be completed, and your loan underwritten. We'll
order your appraisal, which analyzes the surrounding comparable properties.
Make sure you've provided us with updated documentation so we can submit your loan to
underwriting in an efficient manner. Next, you'll "remove your contingencies."
This releases your earnest money deposit and assures the sellers you are committed to purchasing
the property.
At this point, you should contact an insurance agent about the proper coverage for your home.
We can help you determine the minimum amount of coverage you will need.
Soon you'll be ready to sign loan docs, wire in your down payment and closing costs, and
prepare for close of escrow! We'll fund the mortgage loan, escrow will
record your documents, and you'll be the proud owner of a new home!
