Hey thanks for stopping by we really do appreciate it
I want to talk today kind of doing the ongoing thing about radon
And specifically what if you're a buyer of a house here in Minnesota
And you need to know more about radon
So that's kind of what we are going to talk a little bit today
Do we need to know
Do you care
Take a look back at some of the other postings that we talk about radon
And the long and short is yeah
You as a buyer you want to care about radon, you want to know about it
You want to know if it's important to deal with in the house that you're considering
A radon inspection is something that is voluntarily done by the buyer
And it's generally covered under the inspection contingency
So you have that timeframe to go ahead and do the radon testing
And then if the results come in maybe higher or you know on the edge or something
You have an opportunity to have a conversation with the seller
And figure out how we can solve the problem
What you need to know is there is some great pamphlets that have come out from different
companies
As well as the EPA
And I believe Minnesota Department of Health has some pamphlets
And certainly you can go online and check all the stuff out
Talks about radon
I've got a little bit of background in a previous blog post
But as a buyer the most important thing
Don't get overly concerned right away
Do your testing
Do your testing and understand what you're dealing with
Now there is a fair amount of radon that happens
Occurs in the Minnesota area just because of the soil type we have and all of that stuff
But before you go oh gees I'm never buying a house because it has radon
Or you know go extreme and say well
I heard that suburb was huge with radon and so I'm not going to buy in that suburb
Or anything like that
What you need to do is have the facts you know
It's understand the facts
You can look at the sellers disclosure and we talk about that in another blog post
And see if they've ever tested for radon
And if they have great
Then you know what those results were and what timeframe that they tested it
And you can make your decision of whether you want to retest or anything like that
Also in that disclosure talks about do they have a mitigation system in place
And all of this is really important for existing houses
So did they put one in
Did they test for it
All of those types of things
I'm going to hit another blog post up about specifically with new construction
Because there is a different set of rules for new construction
And we'll cover that a little bit later
But as far as buyers go and if you're buying a house
And go gees I'm worried about this radon thing
What do I do
Should I just not buy
Should I you know wear lead lined suits when I'm in the house
Don't, don't go, your house, you're going to buy your house
For all the right reasons to buy your house
It's the right location
It's the right size
It's the right price
It's perfect for who you are and who you want to be and the radon piece
We will take a look at it
You know you'll have the opportunity to do the radon testing
If you want and then make a decision on if you feel that a mitigation system is appropriate
for it
So what I want to say multiple times
Don't pass up on the perfect house
Because you might think there might possibly be radon in the house
Test it
Get it tested
Find out for sure and even if there is radon in there
If it's still the perfect house there are great ways to mitigate radon
And that will be another blog post on the list there that you can checkout
