>>DALE: Good afternoon. This is Dale Snyder with The Snyder Group at Keller Williams Realty,
here in Las Vegas Nevada. Today, we're just going to do a market update for the Vistas
and the Paseos in Summerlin. And what's going on with the real estate market in that zip
code.
As many of you know, we've been focusing in that area for years, doing a lot of open houses
there, sell a lot of properties in the area. So let's jump right in.
So you'll see that there are currently 52 homes for sale, the average price per square
foot is $114 per foot, with the average price of $295,000.
There are 139 escrows open right now, meaning that the buyer and seller have agreed on the
price and terms and is just pending the closing. The average price is a $103 a foot with a
$250 grand, approximately, for the average price.
There's been 36 homes sold in the Vistas and Paseos of Summerlin in the last 30 days approximately,
with the average sales price of $105 a foot or $255,000.
There's only a 0.7 months supply of inventory if you look at what's sold versus what's currently
for sale, not factoring in what's currently in escrow.

In summary, if you've been in the market looking at buying or selling a property in the Vistas
and Paseos, you'll know that it's very, very competitive anything that goes on the market
has multiple offers on it. In fact, we've been able to get the appraisal waived or get
the buyer to pay a certain amount over appraised value in a lot of the communities in the Vistas
and Paseos.
