Check. Today I'm talking to all the sellers out there, here's something you probably don't
want to hear. Your house? It's not worth what you think it is. It doesn't matter how much
you paid for your house, it doesn't matter how much you spent on renovations, it doesn't
matter how much money you need to buy the next house, and it doesn't matter what your
real estate agent thinks your house is worth. When it comes to determining the true value
of your house there's only one thing that matters, and that is how much a buyer is prepared
to pay for. That number is going to vary depending on what else is available for sale at the
same time as your home, as well as how much your neighbours have been selling their properties
for the last three to six months. You can also impact this number by how well the property
is staged, how easy it is to show, how well it's priced to attract attention, and of course
how well it's marketed. At the end of the day it doesn't matter how much you think your
house is worth, it only matters how much buyer's think your house is worth. If you'd like help
