Welcome to another edition of Fridays with Fred, my name is Fred Sed. Today I'm going
to talk to all you sellers out there. I get this question all the time from clients locally
and nationally. "I'm getting a lot of activity on my home. We're getting a lot of traffic.
Agents are showing it. Buyers are coming by during open houses, but we're getting no offers.
What's going on?" There's two things that are wrong. Item one and item 2. You're getting
all this activity and you're getting no offers on the table. Number 1, it comes down to price.
After 2,3,4,5,6 weeks, and you get 20 to 30 agents that show the property and 20 to 30
buyers that come to look at the property during open houses to look at your home and you get
no offers, it's because you're overpriced. You and your Realtor want to double check
the current market statistics and adjust accordingly because the worst thing you can do is be an
overpriced listing in the type of market we have right now. #2 why you're not getting
any offers is because of the condition of the home. Physically, if something is wrong
with the home, if it's a fixer or something else is going on that's causing you to not
get the offers you want or any offers at all. But the rule of thumb 9 times out of 10 is
