and we're moving here from Madison, Wisconsin.
We have one daughter.
Her name is Eloise, and she is 1 year old.
Look how cute her little footprints are.
Our first time in Hawaii
was when we landed at the Honolulu airport.
We had our suitcases, and that was about it.
We walked around in Honolulu,
and we were like, "This isn't it."
So we booked a flight to Kauai,
and I would say we were here about 12 minutes
when we knew this was exactly where we wanted to be.
Upside-down baby time!

The Breyers are meeting
with Hawai'i Life broker Ron Margolis in Kapa'a
to talk him through what they envision for their new home.

So, I know we've been e-mailing back and forth,
looking at different homes.
Do you have a preference on which side of the island
you want to focus on?
I'm a nurse at Wilcox Memorial Hospital,
so I would like to be 20 to 30 minutes from the hospital.
So, we're probably looking at an area from, say, Kalaheo
up to the northern end of Kapa'a.
Do you have a preference in terms of those areas?
I think we're open to just about everything,
but we really like Kapa'a.
Okay.
Do you have a clear picture now of what you want to focus on?
Yeah.
We're looking for at least three bedrooms, two bath.
Okay.
Something that's move-in ready.
Mm.
We're busy enough with Eloise.
Okay. New is better.
And a little bit of a yard.
We've got a dog, so some space for her to run around.
And we'd love to plant a garden
with a 12-month growing season here.
Cool.
So, what's the price range that you guys are looking at?
We're looking to stay between $300,000 and $500,000.
Okay.
Sounds very, very doable.
We talked about living in Hawaii,
but we kind of just thought that it would be close to impossible,
so we're really excited to get in there
and start seeing what's out on the market.
I'll start seeing what we can find to look at.
Perfect. Sounds great.

SHANNON: Deal. [ Laughs ]
BRITT: Hawaii is made up of four main islands --
the Big Island, Maui, Oahu, and Kauai.
Kauai is known as the island of discovery.
And since most of the island is inaccessible by car,
there's tons to get out and explore.
Grab a kayak or a surfboard
and head out to the waves of the North Shore,
bike along the Coconut Coast, and if you're up for it,
hike breathtaking Waimea State Park,
Hawaii's Grand Canyon.
The Breyers want to find a home in Kapa'a,
on the east side of the island.
While Kapa'a is Kauai's most populated town,
with lots of shopping and attractions,
it still has that small-town feel
they're looking for
and some of the most beautiful beaches on the island.
MARGOLIS: The first house that I'm showing Kris and Shannon
is on Ani Street.
This home is located off of Kawaiihau Road,
which is the main road on the northern end of Kapa'a.
It's referred to as the Kapahi area,
the mountain side of Kapa'a.
And the cul-de-sac being quiet and private
is definitely a safety benefit for their young daughter.
KRIS: Oh, I love the landscaping.
It's really green.
MARGOLIS: It's 3 bedrooms, 1 1/2 baths,
960 square feet on a lot of about 6,300 square feet.
It's currently listed at $299,000.
Oh, wow.
Take off your slippers Hawaiian style,
and I'll meet you back out under this little porte cochere.
That sounds great.

SHANNON: I like the open concept.
KRIS: Yeah.
It seems like a pretty large-ish living space, doesn't it?
It's nice that it has that bar, so if you're making a meal,
you could overlook Eloise or your guests and observe.
That's true.
Yeah, everybody's kind of sharing the same space.
Kitchen's awesome.
Yeah, and the countertops are really nice.
But narrow area.
It would be hard for the two of us to try and work together.
I like that I could be making dinner and watching Eloise.
I like that part
about the kitchen overlooking the living room.
KRIS: So, this must be a spare bedroom.
Yeah.
We would use this room for guests, probably.
Yeah, or if we have another bambino,
maybe another kid's room.
Maybe some expansion.
Yeah, but it's definitely a usable space.
Yeah.
Lots of light, it looks like.
So maybe this would be Eloise's room, huh?
Yeah, yeah. Probably.
A little tight, you know?
Yeah. Eloise has a lot of stuff.
She does.
This is a good-sized room.
Bigger than all the others, so definitely the master.
Yeah. It looks nice.
One closet?
Is that gonna be enough for all of your clothes?
It will be enough for mine.
Yeah.
So, this is a half bath.
Oh.
That will be a little tough with guests
and when Eloise gets older.
Yeah.
We're all gonna be fighting for the one shower.
This is kind of cool. Outdoor living space.
This is something that we've definitely been looking for.
Yeah, yeah.
It's nice that there's already a little patio,
lanai thing going on here.
Yeah. Great spot for the grill.
Yeah.
It definitely needs some grass.
What is this?
Looks like they have an outdoor shower.
Oh, yeah.
That's pretty sweet.
So there is a second shower here.
I could just take my showers outside.
I could get used to that.
I can see myself using that outdoor shower every day.
I think it would be sweet to be able to shower outside
in the elements.
What did you think of the house, guys?
BOTH: We liked it.
Nice size.
At first, we were a little let down
that the master bedroom didn't have a bathtub at all.
But then, we saw the outdoor shower, which was cool.
SHANNON: Yeah. The backyard needs some green.
And it was pretty small,
but a great outdoor living space back there.
Yeah.
All right, great.
You guys ready to see another house?
Yeah, absolutely.

KRIS: We're super stoked about being able
to hit the beach kind of whenever we want
and finally trading in snowmen for sand castles.

I love watching Eloise enjoy herself at the beach.
I never had that as a child,
and it's a true gift I'm happy to give Eloise.
It's a lot of water, huh?

KRIS: Being able to be outside year-round
will really allow us to be able
to enjoy each other a lot more
and I think really spend that time together
that we were hoping to get out of a Hawaiian lifestyle.
This is what we've been dreaming about.
I could get pretty used to this.
How about you, Eloise?
Yay.
I take that as a yes.
The next house I'm showing Kris and Shannon is on Hauaala Road.
This home is very close to Kapa'a town.
In fact, I think you could walk to the beach
in about seven minutes.
And most importantly, very easy to get to the Kapa'a Bypass,
which will be Shannon's fastest way to the hospital.
KRIS: Seems like kind of a busy road here.
This road -- Hauaala Road -- is kind of a back way
that's used for people
and certainly in the morning during the commute.
And how far would this be to the hospital?
I would say this is probably 17, 18 minutes,
15 if it were off-hours.
Sounds great.
This house -- it's three bedrooms, two baths,
1,208 square feet.
The lot's just a little over 10,000 square feet.
This is listed at $450,000.
Yeah. Nice colors.
You got ginger here.
You got your plumeria, some grapefruit.
Why don't we go inside and take a look?

Wow.
Yeah, it is.

I think that makes it feel...

I like that it's a nice entertaining space,
like there's dining, and then there's a bar.
Yeah. It's definitely nice and open.

So maybe we would put Eloise in here.
It could be a little bit bigger,
'cause it's tight with the furniture they have now.
Yeah. But it's workable.

This is a nice space.
It's nice.
It's a little tight but definitely doable.
Yeah. None of the rooms are huge.
Yeah.
It would be a little tough to have the closet
right next to the bed like that.
What's wrong with the closet being next to the bed?
Well, you just got to sneak around the bed
to get to the closet.

I like to be able to enjoy my closet space to the fullest.
It's really green back here.

I love the roots.
KRIS: Built-in garden bed right there.
And just get started right now with the garden.
Yeah. Just till it on up.
Yeah.
There's really no outdoor living area to this house.
Yeah.
We would have to put a deck on or something.
Sounds perfect.
Feel like we're on a nature walk.

MARGOLIS: What did you guys think of this house?
Yeah.
We really liked it.
Yeah.
I was pleasantly surprised by the inside.
It doesn't look like there are any major projects
that we have to commit to right off the bat.
Well, it sounds like this is another viable option.
Yeah.
You ready to look at another house?
Okay. Let's do it.
The last house that Kris and Shannon are gonna look at
is on Kala Kea Place.
This house is off in the mountainous area
between Kapa'a and Wailua often referred to as Waipouli.
It's more country than the other homes we've looked at.
And it's really, really green up here in the mountains.
They must get a lot more rain up here.
Look at all these palm trees.
Do you think they all produce coconuts?
Is there a particular palm tree that doesn't create coconuts?
I'm really excited to get my garden going.
I mean, a 12-month growing season?
I don't know if I can wrap my head around that.
SHANNON: No winters.
I can't wrap my head around that.

This is really a beautiful drive.
Yeah, it is.
To be able to do this every day.
Can you imagine? This is our life.
Like, this is our life.
It's crazy.

Well, this must be the spot.
It's like a little oasis back here.

It's a two-bedroom, one-bath home, 728 square feet,
on a large, pretty much three-quarter acre lot.
This house is listed at $470,000.
Here we are, upcountry, in the area between Kapa'a and Wailua.
It's beautiful.
It is beautiful, the breeze.
Yeah, the breeze here is just delicious,
especially in the late afternoon.
How far are we from the hospital?
I'd say from the hospital, probably 20 minutes.

So it's just living space, kitchen.
But lots of windows. Nice.
Yeah.
It's very clean.
I don't know about the tile countertops.

Probably some updating to the kitchen that needs to be done.

I feel like I'm in space.
I mean, this is really awesome.

It's not a bad-sized room.
No, it's actually a really good size, and I like the windows.

So you can kind of get a breeze from either angle.
It's really impressive.

and you and Eloise can take that room.

So, we have plenty of room for our bed and bedroom furniture.
Yeah.
I'm a little bummed that the hardwood
didn't make it into this room.
Yeah.

So you got a beautiful view of Sleeping Giant.
That's incredible.
Bananas, papaya, tea here
to give you some privacy from your neighbor.
I could see spending a lot of time back here.
The yard really makes up for how small the house is,
and it's gonna be a tough decision.
Do we take more yard and less house
or more house and less yard?
The opportunity to have this much land
is gonna make the decision tough for sure.
Yeah.
You'll make the right decision.

It's incredible how the color changes in the water.

You know, it goes from, like, blue to green.
I've never seen that before.

So, there's definitely pros and cons
with all of the homes that we viewed.
Yeah.
What did you think of the Ani Street house?
I really liked that house.
I liked the fact that it was quieter
and the fact that it was pretty much move-in ready.
Just a little TLC.
Yeah.
It didn't seem like it needed too much,
but it only had the one full bathroom.
But it did have that awesome outdoor shower.
I mean, showering outside in Hawaii -- that's pretty cool.
It would be nice, you know, if it was just us.
But, you know, as Eloise gets older,
the privacy of showering outside isn't quite there.
Yeah. That's a good point.
The Kala Kea house -- it's very small.
Yeah.
It's probably as open-concept as it possibly could be,
and still feels a little cramped.
Yeah.
The yard is beautiful, all the fruit trees.
Being able to grab bananas and coconuts
right when we move in would be great.
Even though it has that beautiful yard,
I feel like if we grew any more,
we would have to do quite the undertaking
to make it so it would work for us.
Yeah. I was thinking the same thing.
So I think we can eliminate Kala Kea right away.
Yeah.
What did you think about the house on Hauaala Road?
I thought that house had really good curb appeal.
Mm-hmm.
The open concept worked really well,
and it just seemed a lot bigger,
even though it wasn't much bigger than the other houses.
And I think that the vaulted ceilings
had something to do with that.
One thing I'm concerned about is the traffic noise,
and even just the amount of traffic with Eloise.
It was really noisy.
I didn't notice that right when we pulled up.
I don't know.
That's something to really consider.
Well, do you think we have a decision?
I think we do. Let's do it.
Yeah.
MARGOLIS: Hey.

Well, how are you feeling about all those houses?
Yeah.
We saw a lot of good properties.
So yeah, it's been a tough decision.
So, do you feel like you're ready to make a decision
on one of them?
Yeah. I think we know.

I think that we are going to go with the house on Hauaala.
The size of the house made a big difference.
Yeah. Growing potential.
The yard was a lot better.
That's a great choice, you know?
It's really inspiring when I see a young family come along
and you recognize the quality.
You know, it could be move-in ready,
and you can grow your family and your vegetables.
Absolutely, yeah.
And we're looking forward to it.
Have you thought about where you'd like to come in
with your initial offer?
I think we're gonna go in at $400,000.
I think that's a solid offer in this marketplace,
and you never know how the seller will respond.
