to cost money. And if you register and say you are coming and I plan on it and you don't
show well then I end up spending money on food that does not get eaten that goes to
waste which is not fair to anybody. So, I simply ask for you to put up a small seat
deposit for you and your guest and then when you come to the event, you get it back. Simple
as that. Now if you sign up for the event and you give us a seat deposit and you don't
come, then don't ask for your seat deposit back. The other option is VIP and this is
cool and you may want to do this. This is not a refundable seat deposit. You can see
on the page right around me, right surrounding me right now, that VIP is an option and what
that is, is simply this. You get upfront seating all 3 days reserved seating you'll get invited
to a cocktail and hors d'oeuvre party that will be for VIP members only - there won't
be many and it will be in a private room away from the group so it will just be a small
group of folks and myself and my team so we can spend some real quality time together
during the evening in a social setting which will be nice. And also as a VIP you and your
guest get a recording of the event. I am going to have it professionally recorded so you
can come back to it and use it as a training tool down the road. I will make that recording
available for sale but you will get it for free as a VIP. So those are your options.
You can come with a seat deposit which you will get back when you show up or you can
come as a VIP which is not a seat deposit but well worth the few dollars to be a VIP.
Hanging with the VIPs thats what its all about right? OK so lets talk about what were gonna
cover during these 3 days. First were going to look hard at how to find the very best
deals. Were gonna be talking about vacant houses and Ill in a minute I will tell you
how there is a fork in the road but the way I look at it the best deals out there especially
now are vacant houses. So were going to talk about how to bring those deals in, how to
motivate our bird dogs and how to keep them organized and how to keep them from stepping
on each others toes. How to keep the deals coming in organized, how to use iFlip, Well
be talking all about how to iFlip to do that, certainly thats a big part of my business
and yours so we will talk all about that and then we will talk about evaluating the properties
when they come to us as far as looking at comps coming up with that after repair value,
I will put it up right on the screen and we will look at examples and we will look at
different sources for comps and then we will talk about estimating the repairs. We will
do that a couple of different ways. One is the of course the bad the really bad awful
strategy that works so well that I bet you love like I do and then we will take a real
hard look at the fork in the road. Because you see the way it works is every vacant house
comes to a fork in the road and it goes in one direction or another. Its either owned
by an individual and theres one set of circumstances there or its owned by a bank and we are going
to look at both of those scenarios. If its owned by an individual well then we have an
owner thats missing and we need to find them and that may involve using the skip trace
search. And then we'll talk about negotiating with that seller. An individual seller is
very different from a bank seller and so they have a very different set of expectations.
Now if that vacant house happens to go down that other fork in the road where it is bank
owned, well then we will talk all about negotiating with the realtor because most every bank owned
houses either will be or is listed with a realtor. We will talk about how to find that
realtor how to negotiate with the agent. We will talk about how to present your offers
so its most likely to be accepted by that bank seller. Then again, bank seller and individual
seller they have two different sets of expectations. We are going to look real hard at that. And
that will be a very valuable discussion because what itll do is insure that more of your offers
are accepted. We will talk about what this seller likes and does not like what this seller
likes and does not like and as a result you will get more offers accepted. Real powerful
conversation. So then we will look at our exit strategy which presumably will be wholesaling,
we will talk a little bit about retailing, but I think mostly the discussion will be
me talking you out of it. We will talk about renting houses but I think most of the discussion
will be me talking you out of it. And then we will get into how to get the deal closed
OK. So for example if it is an individual seller we are going to do an assignment. And
if it is a bank owned property we are going to do a simultaneous closing and we will talk
about the nuances of each, we will look at documents and Im actually gonna have a closing
agent with us at the event so that we will go through the process of how those back to
back simultaneous double closings get done efficiently. And then we will talk about the
funding that is involved when we are doing a back to back or double closing. We will
talk about the transactional same day transactional funding. We will also talk about the longer
term funding that we are now doing for your deals when you need it and we will get into
the nitty gritty of how that works and how you can use it to make a killing in this market
when others are standing on the sidelines wringing their hands cuz they just dont know
what to do they dont have the money and theyre lost. Then we will talk about selling the
houses we are going to get into a big discussion about recruiting and attracting buyers. Where
to find them, how to advertise, other unconventional ways to add buyers to your buyers list. How
to keep them motivated and excited. We will talk about using iFlip to do that. We will
talk about the new developments with iFlip that are making that more effective for you
and so we will take a long hard look at not only how we are going to sell but who we are
going to sell to and how we are going to prove a big buyers list. And I will tell you with
a big buyers list you are going to be very confident out there making those offers and
if you have a buyers list you already know what I am talking about. Then we will get
into the actual nitty gritty of the closing and we are going to have a closing agent there
and we will talk about some of the underwriting issues that come up and things that you can
do to help make the deal go smoother, things you should not do that will not help the deal
go smoother. And you know we have been doing this a long time now and weve funded a lot
of deals so we have all kinds of experience to call on. Empirical data to share that I
think will help you get more deals done yourself, certainly with our help. So we will all be
better at what we do as a result. So then we will talk about the process of the closing
which I mentioned. We will get into setting goals and how to not only set them but the
things to do to get them achieved, how to break them down, how to make sure that you
are doing the right things to achieve those goals. Thats going to be a very powerful session.
We will talk about how to avoid dream stealers and you know the other thing I have not mentioned
is the whole time you are there there will be a humongous networking opportunity. In
fact I know folks that go to trainings like this certainly to learn but the biggest reason
they go the thing they like the most is networking and meeting the other folks in the room. In
fact I want to tell you a quick story. I was teaching an event years ago, I don't know,
3 or 4 years ago and there was a student there from Chicago, a lady who is very successful
now and she told me this was her second or third time coming to the event and so naturally
you will want to come back Im sure and we will talk about that, but anyway, she was
coming back to the event and she was telling me about her success and I was very excited
for her and she said Hey you know what I gotta tell you the thing I like the most about this
event she said are the breaks and I thought ew oww you know, like ouch that hurt. Well
what she meant was she loves the breaks because thats when she can meet with the folks. Meet
the folks in the room and mingle and network with them and then she went ahead and told
me this too, she said I will never forgot the first time I came to this training something
really profound happened to me during one of the breaks she said I was out in the hall
I was brand new I hadnt done any deals and I was kinda intimidated and a little scared
and I met a guy she said who was doing deals left and right and we got to talking and I
am shaking his hand she says and he is telling me about these deals he is doing and my eyes
are glazing over and Im barely even listening to him, Im just looking at him thinking well
imagine this now you are her right and you are looking at this person in the hallway
who is telling you about all these deals hes doing she says she tells me yea I am shaking
his hand and my eyes glazed over and all I could think the whole time was if you can
do it so can I, right? That was a really powerful experience that she had and then I think you
should expect if youre new if youre doing deals well good stuff. You are going to meet
other people who are to and youre going to learn from them. If youre brand new youll
meet other people who are new and youll get to talk about the things that hold you back
and kind of you know bounce off each other. Im here to tell you the networking opportunity
