I want to talk to sellers today
And talk about this thing that you have heard one form or another people have said
Yeah it's kind of a good deal and what I am talking about here is staging
And what is staging? What is it and why should I do it if I am selling a house
When you take a step back
When you are living in a house
You set it up for your life
You know that
Lets for example you know like you are a big reader and you absolutely
Your favorite passion in the world is in one of these cold Minnesota nights
You get to curl up with your book in front of your fire place
And have a very comfy chair and maybe have a little night stand so you can have
Your cup of hot tea or whatever you like, you know that is your thing
That is exactly who you are and that is what you absolutely love
Now you need to change that mentality when you are getting ready to sell the house
What you want to do
Is you need to set it up for every possible buyer
You want to open up the world
Because the best way to get a house sold is to open it up to every possible buyer
And say this is a phenomenal house
You are going to love it
It has all these great features and all of this great stuff and it is the right location
And all of that
So in order to do that
We do a thing called staging
And at Wilhelmy Homes we find it so important that this is such a critical part of process
We actually pay for an interior designer to come out to your house
And walk through the staging process with you
And they will go through and tell you
Hey We are going to decorate this way and we are going to move some things around
And do all of this stuff" and they may even suggest things like updating light fixtures
And painting and small repairs and things like that
Because they have got that mind set
And that ability to say this is what buyers are looking for
And it is night and day difference
The little things that can be done to update a house and I will give you a great example
There was a client that we had the opportunity to work with a few months ago
And it was in an area on the north end of Brooklyn Park
And her house was, it is a solid house great areas
Built in the early 70s
And you know she wanted to sell the house
And she actually went through
She had a tenant in there in the past
And the tenant had actually painted the house as part of his last month's rent
Which was great because she knew that it needed to get updated and stuff like that
Well he painted it all white
I mean white like hospital white
And I walked in there and she didn't
She wasn't very specific with the color she is like I got it I got it
And we walked in and doing Oh well so
So what we ended up doing is that we now we have to invest in
In her case we invested in painting
And we ended up spending a couple of thousand dollars on painting
But we made it great
We made it in neutral beige colors that matched the carpet
Matched the counter tops all of that thing
We also went through because the house was vacant
We also put in a bunch of staging items
We put in you know a little fire place kit and some dishes
And cook books and some wine bottles
And some towels and really just little things
But it added so much warmth to house
And you walk in and think Oh I can see this
We didn't have to pay for furniture
We didn't have to buy new furniture or rent furniture or anything like that
But just those little things
And the results speak for themselves
We put the house on the market on I believe it was on a Wednesday
By Sunday we had six offers every one of those offers
Was significantly about our list price
And I mean that speaks volumes
We accepted an offer and just over thirty days we closed it
So she was on the market just about three days
And that was because we did the right amount of prep and the right amount of staging
So it is always a great idea to be staging
