What's an easement? An easement is a portion of a property that
another person, business or agency has the legal right to use in a limited manner. In
other words, someone else has the right to use your property. These might include sewer
easements, private road easements, or horse and hiking trail easements. The most common
example occurs in single family residential neighborhoods where the electric utility lines
run overhead in the back of the property. All buildings, pools and other permanent structures
must stay outside of these easement areas. This is to make sure the easement holder can
access the property and in case maintenance is required in the future. Call to speak with
a Planner to find out if you have an easement that affects the development potential of
your property.
