THAT THE TDA BOUGHT OVER 12
YEARS AGO, WHICH IS KNOWN AS
COMMONLY AS TARGET SITE.
AT 104th AVENUE BETWEEN RANT
AND WASHINGTON STREET.
AND THERE WERE SOME OTHER
BUSINESSES THAT WERE ALSO
PURCHASED AND WAS AN IHOP AND
THERE WERE -- THEIR BUILDING
WAS PURCHASED IHOP AND A BANK.
IT WAS A SMALL STRIP CENTER
THAT INCLUDED SEVERAL USES OVER
THE YEARS.
A DONUT SHOP, A SUBWAY, USED TO
HAVE A DRY CLEANERS IN THERE
YEARS AGO AND A VARIETY OF
USES.
ANYWAY, ALL THAT PROPERTY WAS
PURCHASED AS PART OF A
REDEVELOPMENT.
OVER THE YEARS, THE THORNTON
DEVELOPMENT AUTHORITY HAS SEEN
SEVERAL PROPOSALS ABOUT THE
REDEVELOPMENT OF THAT SITE.
NONE OF THOSE CAME TO PASS,
UNFORTUNATELY, AND THE TDA HAS
TRIED SEVERAL DIFFERENT
APPROACHES AND IN ADDITION TO
PUTTING OUT FOR SPECIFIC
PROPOSALS AND RECEIVING THOSE
PROPOSALS AND LETTING
REDEVELOPERS TRY TO BRING THE
RETAIL CLIENTS THAT THEY WERE
PROPOSING TO THE SITE, NONE OF
WHICH SUCCEEDED, THE TDA ALSO
HAD AN AGREEMENT WITH THE
LARGEST SINGLE RETAIL
DEVELOPMENT FIRM IN DENVER,
COLORADO, AND VERY LARGE
COMPANY THAT PRACTICES
THROUGHOUT THE UNITED STATES TO
HELP US REDEVELOP THIS PROPERTY
AS WELL.
DESPITE THEIR BEST EFFORTS, THE
PROPERTY DIDN'T REDEVELOP.
THAT LEFT THE TDA A FEW MONTHS
AGO TO MAKE SOME DECISIONS
AMONG THOSE DECISIONS WAS A
DETERMINATION TO TEAR DOWN THE
FORMER TARGET BUILDING.
IT HAD BEEN ALLOWED TO REMAIN
BASED UPON THE BELIEF THAT
THERE WASVALUE HAS VALUE.
BUT OUR 12 PLUS YEARS PROVE
THAT NOTION NOT TO BE TRUE.
PROPERTY WAS TORN DOWN AND THE
CITY STAFF DEVELOPED A CONCEPT
OF DIFFERING PADS THAT COULD BE
DEVELOPED IN THE ACREAGE THAT
THE CITY HAD PURCHASED NOW THAT
ALL THE BUILDINGS HAD BEEN
REMOVED.
AND WE PUT IT OUT FOR PROPOSALS
AND WE RECEIVED SEVERAL
PROPOSALS THAT WE REVIEWED WITH
DEVELOPMENT AUTHORITY AND AFTER
YOUR REVIEW OF THOSE PROPOSALS
PROPOSALS, YOU INSTRUCTED US TO
PROCEED WITH THREE POTENTIAL
USERS.
WE APROFFED A CHEDDAR'S
RESTAURANT.
TONIGHT WE ARE PRESENTING DO
YOU A NEGOTIATED AGREEMENTS
BASED ON YOUR INSTRUCTIONS WITH
TWO ADDITIONAL USERS THAT WILL
IN FACT, DEVELOP THE BALANCE OF
ALL OF THE PROPERTY.
INTO NEW USES.
IN ADDITION, IT WILL PUT THE
PROPERTY BACK ON THE TAX ROLLS

JUST OVER 2-ACRES OF LAND NEXT
WEEK, FRIDAY, WHICH IS THE 8th
OF NOVEMBER.
IT'S COMING UP QUICKLY.
AND THE NEXT STEPS IN THAT
DEVELOPMENT ARE FOR THEM TO
MOVE INTO THE DEVELOPMENT
REVIEW AND THE BUILDING PERMIT
REVIEW PROCESS, FOLLOWED BY
CONSTRUCTION, WE HOPE TO SEE
THEM OPEN NEXT SUMMER OR NEXT
FALL, SOMETHING LIKE THAT.

THE BOTTOM ONE IS A SECONDARY

A PREPARATORY BUILDING TO
PREPARE CARS FOR SALE LATER AND
THIS IS NOT AN APPROVED SITE
PLAN, BUT IT GIVES YOU A
GENERAL IDEA OF LOTE THE
LOCATION WITH THE SONIC
AUTOMOTIVE WITH THAT DARK AREA,
AUTOMOBILE SALES BUILDING
TOWARDS THE NORTH AND THE PREP
BUILDING CENTRALLY LOCATED IN

JUST TO QUICKLY GO OVER THE
MAIN POINTS OF THE PURCHASE AND
