The next property we're going to see is a representative of more
like a luxury condo or even like a luxury townhouse or even just
a townhouse. This is a 3 bedroom, 2 bath and it has a two
car garage. So when we're looking at the market, we see
Orlando as the center of Central Florida, Orlando downtown. And
downtown is our jump from $79,000, we would consider cheap
for a nice property downtown, a 1/1 for about 700 square feet.
So now we're looking at a 3/2 with a two car garage in the
next city over and it's about 8 minutes -maybe maximum - from
the downtown of Orlando to this neighborhood. In 2006, this
property sold for $255,900. One more thing that we have in
Orlando that makes all the big news is our Sun Rail. We're
going to have a commuter rail, and it's been back and forth,
but now they're definitely - the contracts have been signed, it's
going in - it should be finished by 2014. And it's always good to
know what all the news is. Not what's happening today, but
what's happening in 2 years. We also like the communities that
we show you. I like that the government is very business
minded and it gives incentives to corporations and things like
that to come here, so they do a lot of your job for you when
they're advertising Maitland and trying to get more people to
come to the city. That helps you because it brings more tenants
and more buyers.
