Welcome to my tutorial on Understanding the Property Tax Bill
This is the voice of Sarah Taylor, a broker associate with RE/MAX Masterpiece Realty in
Port St Lucie, Florida.
At first glance, the tax bill is quite daunting but this video will help you learn how to
read and understand the different portions of the tax bill in St. Lucie County.
There are two portions to the tax bill.
The first portion is based on the assessed value of the property and is called "Ad Valorem
Taxes." Ad Valorem is latin for "according to value."
Using a millage rate, a taxing authority levies taxes based on the assessed value of a property
minus any exemptions.
On this bill you can see that there are 16 different taxing authorities all with different
millage rates that total 24.7766 mills. The assessed value of this property was $106,900.
The homeowner does have an exemption that is applied which reduces the taxable value
of the property. You'll see at the bottom the total ad valorem
taxes.
Now the second part of the bill is the Non-ad valorem assessments which are not based on
assessed value but rather are flat fees.
Two common assessments that most residents pay are the stormwater fee of $153 and the
Garbage bill of $262. This homeowner has two other assessments because
of the community in which he lives. You'll see at the bottom of this section the
total for non ad valorem.
Combining both sections is the final total.
