Hello everyone, this is Ann Zieve with Keller Williams Success Realty and the Northern Utah
Home Team here to give you my weekly market update, and this week we have a lot to talk
about, especially for all you people who are wondering if it�s a great time to sell your
home because I am going to show you why it is, but first let�s take a look at the market
statistics. So here�s our graph of weekly market statistics, and the main thing to see
is that everything is in an upward trend. New listings are up. New solds are up. Prices
slowly going up, so this is a great time to buy because prices are just going to keep
going up, and it�s a great time to get on the market to sell because those buyers are
all looking to get something bought before interest rates go up and prices go up too
much. Well let�s take a look at some more statistics. This is called a month sales report,
and I just went back two years to May of 2010, and you can see this is for Weber County that
back then sellers were getting about 95% of the original list price. Median dollars per
square foot being spent was $77.48, and you can see there were 83 days on market with
how long it was taking houses to sell. Let�s flash forward to today. We see that sellers
are now getting 95% of the list price in Weber County. They are getting $74.95 per square
foot, and it�s taking 43 days to sell. Wow! This number is half of what it was two years
ago, but if you want to see something even more amazing, let�s go look at Davis County.
Davis County two years ago was getting 91% of original list price taking 57 days and
getting about $89 per square foot. Now today when we look at today�s dates, sellers are
getting 96-100% of original list price. Houses are selling at about $89, $88 per square foot,
and they are selling in a month. We are seeing lots of multiple offer situations. Let�s
just show that again, 57 days up here, and 26-30 days down here, so yes, houses are selling
and prices are increasing.
One of the most competitive markets right now is Ogden under $150,000, and here is a
home in Ogden at $109,900. It�s a two-bedroom, one-bath home that�s been well maintained,
and as you can see it�s been nicely updated. It has a one-car carport. It was built in
1963, so it�s a newer home, and this house is just waiting for the right person to come
along and enjoy this great bargain in Ogden. Another popular area these days is North Ogden,
and this home is 2,500 square feet, 3 bedrooms, 2 baths. As you can see, it has two-car garage.
It�s on � of an acre which is just incredible, and it is listed at $189,900, and for that
you get to live in North Ogden and have all the secluded privacy and the views of being
there in North Ogden. So that�s it for this week�s market update. If you have any questions
