So what are in
tax assessor's records and how might that help you
as a real estate investor this is Dave at titlesearch.com
the tax assessor is simply a collection agent for property taxes for that
municipality or for that county
it doesn't necessarily have ownership information it certainly doesn't have
any
lien information or mortgage information it will just show who is paying
the taxes for that property
this may presume ownership but it's not definitive for example
and many cases are properties taxes are paid by the lender
on commercial properties it may be a property management
agent it maybe attended who's paying on a triple net lease
so there's a name associated with that account all that name means is
who is paying the taxes for that property it doesn't have to be the owner
it's not the legal ownership
entity it's just a tax accountant dip property assessors
records may have some structural information about the property
what buildings are on it when they were bill what the improvements are
also take a look at the Assessor's website
or their date cards to see how current the information is sometimes
the tax assessor only updates information once a year so
any transfers during the year are only updated on January 1st
the tax assessor will have really good information about the tax
delinquency so if the property taxes have not been paid
they will post that very quickly if you have more questions about title records
or property information
