The top four factors on my list for a seller selling, at the very top
of the list is MOTIVATION. A seller that isn't motivated isn't going
to work hard to get a bottom line, they're not going to negotiate and
if they are hard to one side they are never going to win. So consider
motivation as your most important factor. If you don't need to sell,
then maybe it's not time for you to be on the market.
The second most important is pricing. Price too high and nobody is
going to come in. A lot of sellers mistakenly believe if they price
high a buyer will come in and offer them around market value. What we
find in Northern Virginia is, if you price high, they just don't show
up. And the opposite problem is, if you price too low a lot of buyers
tend to think you are desperate and they actually come in and offer
you even less. So work closely with your Realtor to find out what's
going on in the market. Price your house correctly from the start.
Do not build in a buffer. If you think your house is worth $500,000
don't list it at 515 thinking you need a 15,000 dollar buffer. If
somebody offers you less, you can simply say no,
and counter back at 500,000 dollars.
The third most important factor will be the condition of your home.
The Realtor is also going to help you with that. A good real estate
agent is going to come in early, help you note and pinpoint your
staging areas that need attention so
you can them done before you are ever on the market.
And of course the fourth piece is market exposure. If you are working
in a market and you are doing it for sale by owner for example, your
exposure is key. If you are only trusting people to drive by your
house, you're never going to get a strong offer. The more people that
are aware of your house, and can come by, the better offer you are
going to get. So make sure the professional real estate agent, if you
hire one, has access to the MLS, gets your house in ALL the local MLS
listing sites, and most important, make sure your realtor's own
personal site is a very productive mobile site. Mobile searches were
well over 30% in 2013 and are suggested to move towards 70% by the end
of 2014. So if your home doesn't display well on a mobile site or from
your realtor's site, their broker's site, and the other sites that are
out there less buyers are likely to find it.
