Check. Today I'm talking to Buyers. My truth for you, you need a home inspection but you
also need to understand why you're getting it. There are 2 reasons you'll get a home
inspection. The first is to uncover any major defects. Things like mold, leaky basements,
*** and tube wiring. These are things that are so serious, you may not want the house
anymore, or at least at the price that you offered. I call these "Deal Breakers" and
"Deal Changers." The second reason you want to get a home inspection is uncover all the
rest of the little stuff. Things you're going to need to maintain and be ready for in the
first 2-5 years of home ownership. Spending 3 hours with a qualified home inspector will
be the best introduction you'll ever get to your house. At the end of the day a seller
doesn't owe you a brand new house or a house in perfect condition. In fact they probably
already priced a lot of the defects into the price you already agreed to pay. Go to the
home inspection, learn as much as you possibly can about the house, and then decide: Is that
still the right house for you.
